FLCT has right of first refusal to acquire 64 properties with net lettable area of 1.9m sqm in the Asia Pacific region and Europe. The acquisition pipeline provided by sponsor Frasers Property Ltd (FPL) is valued at S$5.9b as of Sep 20. FLCT has just completed the acquisition of four freehold logistics properties in Europe from FPL. Together with the acquisition of two freehold properties in the UK from a third-party vendor, the acquisitions are accretive to pro forma 1HFY21 DPU by 1.8%. E-commerce central to FLCT&rsquo s logistics portfolio. About 31.4% of FLCT&rsquo s tenants for its logistics portfolio are involved in e-commerce and/or e-fulfilment activities. The proportion has increased to 34% with the completion of the latest acquisitions Australia: Increase in capital values supported by structural change. In 2020, online retail sales penetration in Australia jumped 3.3ppt to 12.6% which is structural in our view and did not reverse post-lockdown. Yields were compressed by 46bp, 57bp and 50bp yoy respectively to 4.25% in Sydney, 4.43% in Melbourne and 5.00% in Brisbane due to an abundance of liquidity competing to acquire tenanted logistics properties at prime locations. Germany: Benefitting from twin engines of growth. The logistics market in Germany is powered by the recovery of the manufacturing sector and continued growth in online retail sales. The take-up for logistics space increased 13% yoy to 1.6m sqm in 1Q21. Vacancy rate was ultra-low at 1.3% for prime locations due to persistent shortage of logistics space. The average rents for logistics space increased 2% yoy to &euro 6.43/sqm/month in 1Q21. Yield fell further by 0.2ppt yoy to 3.4% Share Price Catalysts   a) Growth of e-commerce in Australia and Germany, b) compression of cap rates for logistics properties leading to sizeable revaluation gains, and c) continued expansion by tapping on sponsor&rsquo s pipeline Timeline: 6-12 months.

Hong Leong Asia (HLA) has been listed in the SGX since 1998 and is part of Hong Leong Group conglomerate, one of the largest globalised corporations in Asia. HLA started as a building materials supplier before venturing into the diesel engine segment. HLA&rsquo s building materials unit is one of the largest integrated players in Singapore, providing ready-mix concrete and precast concrete elements for public housing construction. Its subsidiary, Tasek, is the fourth-largest cement producer in Malaysia. We expect the earnings of the building materials segment to grow 55% yoy for 2021, driven by better sales volume as well as better ASPs for precast and ready-mix concretes as construction activity resumes. Diesel engine segment to benefit from accelerating demand due to a new product version. HLA&rsquo s 44.7% owned subsidiary, China Yuchai International Ltd (CYD US UNRATED) is the second-largest engine manufacturer in China. It manufactures and sells engines for trucks, buses, passenger vehicles, industrial equipment and agricultural applications. Despite major disruptions due to COVID-19, China Yuchai recorded a 14.4% yoy increase in the number of engine units, as a result of the growth in China&rsquo s agriculture segment. We expect the earnings of China Yuchai to grow by 17% yoy for 2021, as the growth momentum should continue in 2021 from greater buying activity in National VI(a) compliant diesel engines before its full implementation on 1 Jul 21. New energy solutions could drive long-term growth, formed partnership on 2 Jun 21 to develop electric vehicles (EV). To tap on the EV market in the longer term, China Yuchai is developing alternative new energy solutions in new generation hybrid power, integrated electric bridge and fuel cell system. On 2 Jun 21, China Yuchai formed a partnership with Guangxi Shenlong Automobile Manufacturing to develop new energy vehicles based upon China Yuchai' s four new energy powertrain systems including the ISG power generation powertrain (YC IE-Power), e-CVT power-split hybrid powertrain (YC e-CVT),   integrated electric drive axel powertrain (YC e-Axel), and a fuel cell system (YC FCS). Both parties will also leverage each other' s supply chains and distribution networks, especially in international markets, with a focus on entering into the Southeast Asian markets. Expect robust growth in 2021 restructuring completed for loss-making segment. Given the strong growth for both the building materials segment and China Yuchai, we expect HLA&rsquo s earnings growth to grow 52% yoy for 2021. The disposal of the loss-making air-conditioning business, expected to complete in the 1H21 will also provide a further earnings lift and allow management to concentrate on the profitable segments. Attractive valuation given the strong upcycle of both key segments. Our target price of S$1.38 is pegged to 12x 2022F PE, 1SD above HLA&rsquo s historical five-year average. We think current valuations of 9x 2022F PE for HLA are attractive, given that both its key segments will ride on an industry uptrend. When happy anytime you can come into a thread to post and say your piece until you shiok enuf leow and then stop posting when you dun feel like posting. Meantime you can even disappear for days, weeks or months. Then when happy and feel like posting again, you then come back to post. Coz the thread is always there...waiting for you...whenever you want it. But if you dont want it, you can walk away and disappear and dont have to do anything if you dont want to. But not if you have your own thread. You have to be around. You have to open shop and keep serving kopi, teh and pre-packed nasi lemak or at least some red bean buns or kaya buns or biscuits sold by those mamashop type of drink stalls to keep your customers happy. You have to keep posting to let people know you are still in business. Otherwise just like a real food stall or drinks stall, if you suka suka open and suka suka dont open and one week open 1 or 2 days only and no fixed opening days but based on suka suka one, your regular customers when they come by one day you not open and then the next time they come by again on another day you also not open and some customers will try a 3rd time and if still not open then they will give up on your stall leow and stop coming. There is a very nice carrot cake stall in Redhill Hawker Centre. His stall used to be opened regularly. But of late, many times I noticed his stall was closed. Then one day when he was opened, I thought once and for all try to catch his schedule and so we asked him what are his opening hours and rest day. He said.... " Oh ... I dont have a fixed opening or rest day one. I sometimes open and sometimes no open one. Random one. See how I feel one" What it means is that this hawker has already earned enuf and has enuf for retirement ler. So he can suka suka happy he open and not happy he dont open. Likewise, if I didnt start The Trading Floor, then I also can be like Bro Luzern and Bro Kendolah and the rest of the bros and siss... happy happy I come in to post and if feel lazy and dont feel like posting, I just quietly read and perch on the wall only. No need to must always make an appearance to post something. You had that carefree life actually when you were posting at The Trading Floor. Happy happy you come and post. Not happy you go cycling. But now boh siang leow. Now you open your own shop got rental to pay and other overheads to pay so feel lazy you also must everyday come in to open shop.  So now you know to be a towkay is not easy.
