Good Morning guys. Last nite, Powell spoke at the Economic Club of New York. He reiterated that inflation is still too high and that rates will have to stay higher for longer. He also said high treasury bond yields has resulted in tightening and this is akin to doing some of the work for the Fed. He said if bond yield is rising due to an expectation that interest rate will go higher, the Fed will have to follow through with it. But he doesn' t think it is. Meaning there is no need for the Fed to raise rates to meet that expectation. Throughout his speech, markets fell in the afternoon. Are we done ? Or there is more to come ? I dunno. Nobody knows. If anyone here knows, please put up your hand.  So if you are doing the buy on the way down, nibble a little bit each time and space out your BUYs. Dont run out of bullets before the market runs out of bottoms. If you are waiting for the market to turn first then you buy, go take a walk, or walk your dog if you have one, or Yum Cha with your dad or mom or an uncle or aunt. Or a friend. Or go run errands or do your banking. Whether you buy on the way down or you wait for market to U-Turn then you buy, both are fine so long as you are buying with money you dont need for a year. When you finally take profits, you will be thankful that you bought and hopefully also thankful that I jio you to buy. What is not fine then ? What is not fine is if we overthink and become so fear-stricken and become so paralysed that we did not buy at all and this selldown just came and went like it did not happen. Then such a waste. Because history has taught us time and again that all selldowns are on hindsight, buying opportunities. When a selldown comes, if got bola but no capital also Boh Chye Kang one. If got capital but no bolas also Mole Lan Yong one. Bolas and capital must work in sync and finger must hit the button. Then in time, your cash register will ring and man or woman, you will get to do this. ,   ut if you didnt do anything and allow this selldown to come and go like nothing happened like that hor, then you will in time be like this. ,

What I am about to say, do NOT read it as I am asking you to go and buy NOW. I just want to remind us to do what Warren Buffet does all the time - Be fearful when others are greedy. Be greedy when others are fearful. When Ascendas was trading at 2.80 to 2.84, we cow bear cow bull about prices being so high and we talk and dream about how nice if prices can fall to below 2.70 or better still, below 2.60 and lagi better if below 2.50. That' s what we say when the price is at 2.80 to 2.84. And we say to ourselves if can see below 2.60 we will BUY and if can see below 2.50 we will Ka Ka Hoot and BUY. And then when prices really fall to those levels, what happen ? We all got scared and balls shrink and dare not buy. So I say again - dont read this post as I am telling you all to go and buy NOW. But do read it as a reminder to all of you including myself that when there is a selldown in the market, history has taught us that all selldowns are on hindsight, buying opportunities. Selldowns are a time to be greedy when others are fearful. Having said that, nobody knows where the low is. So either buy slowly on the way down each time the price appears to be supported OR wait till the U-Turn comes and then you buy. The 2nd method...you wont get to buy at the bottom. But if can buy near the bottom is also Sibeh Ho leow. So whilst we exercise caution, do not be so fearful until we become paralysed and fail to buy at all. Remember - be greedy when others are fearful. Buy only with money you dont need in the next 12 mths and you will be fine. The time to be greedy has come. Whether to be greedy today or to wait till market has turned and how aggressive we should be in our greed.... this one is all about execution and this is where we are guided by our trading experience, our gutfeel, our reading of the market and last but not least, how much capital we have to put to work. |

Buy only with money you dont need for 12 mths. And you will be fine. Within the next 12 mths, you will get a profit window to get out. When this round of selldown ends, she will rebound 20 to 25 cts from the bottom. The lower she falls, the greater the bounce. Holding power is critical. If you buy with money you need in the next 12 mths and you are forced to sell becoz you need the money but the stock haven' t rebounded yet, then you will have to sell at a loss. So buy with money you dont need for the next 12 mths. This is critical and makes all the difference between SONG arrr !!! and NABEH !!! Not saying you should buy now but let' s say you buy now at 2.54, in Feb 2024, you will receive 1 round of dividends. Then in Aug 2024, a 2nd round of dividends. Total is expected to be more than 15 cts but less than 16 cts. Let' s say she doesnt do as well in the next 2 reporting season and her dividend drops to 12 cts in total. It means your stock cost you $2.54 less 12 cts = $2.42. Some food for thought. |

Ascendas and Mapletree Industrial Trust...... Let those who want to sell, sell first. Not everyone want to sell. Only some want to sell. Their selling will not crash these stocks. It will only make the stocks somewhat cheaper. There are more people waiting to buy than people wanting to sell. When the selling is done, those waiting to buy will move in. Whether that, ie. buying.... has already started as I write.... is what I cannot say for sure. I do see some buying from the tape. But what I cannot see and do not know is whether those who wish to sell are waiting for the price to rebound a few bids to throw at higher prices. Like I said earlier, if you havent bought anything yet, I suppose you can queue at 2.55 and 2.15 respectively to tikam. And if you are more aggressive, queue at 2.56 and 2.16 respectively. |

Wait for the dust to settle first. Meantime, observe a ceasefire. Conserve ammo. History has taught us that all selldowns will, on hindsight turn out to be buying opportunities. Same for this selldown. When to start buying will depend on how much ammo you have. If you have only just started, you can try queueing at 2.55 and wait to be filled. |

Today is a DOWN Day. All the best to bravehearts who dare to roll the dice today. .  What tomorrow brings.... whether we get to cash out and HUAT ..... or whether we get to buy some more as the price goes lower, whatever will be will be. At such price levels, as long as you can hold, your lifeline will come within the next 12 months. Plus next Jan/Feb and next Jul/Aug, she is paying dividends around 7-point-sumtin cents each time. But chances are you dont need to hold that long. Within less than 3 months, she will be back at the 2.78-2.84 region for you to get out. Have a pleasant evening, everyone. |

If break 2.60, then supports are at 2.50 followed by 2.45. Dont think we will see those supports tested. If 2.60 should break, between 2.55 to 2.59 will see a lot of her fans CHEONG in to grab a piece of her pie before all get sold out. ,

Not when the market is moving sideways and paper profits.... now you see it the next moment you dont. That' s why I threw back during pre-closing yesterday to match out my chickens at 2.71. If today she goes higher, never mind. I still have profits. Just that I could have made more if I had waited another day.  This is one heart-breaking REIT. This one is not like Ascendas or Mapletree Industrial Trust. This one, in my view, is not a darling of funds, institutional investors and high net worth retail investors. That' s why this DC REIT is not one where you can wait for a good price to park money in and after that wait for the next high tide to come back. Not for this one. For this REIT, if you trade her, whether LONG or SHORT, you must have a stop loss. Imagine at 2.30 someone had bought 80000 shares, by today, his paper loss is 36k. Shake head. If you are young and have a good income, you can still work and make it back. If you are a retiree with limited savings and you picked this REIT to park your retirement savings in, then shake head. So DOWN days I buy. UP days I sell. |

Ascendas is doing 2.66 : 2.67 now. The bravehearts amongst you who are following our discussions here, I say unto you - BUY some at 2.66. If even braver, queue at 2.66 and take some at 2.67 first. Good thing I took profit yesterday. $608 can buy 552 cups of kopi-o. If no take then bai bai no take. There is a saying.... " When you dont take your profits, the market will take it all back" . Especially when market is moving sideways and not going anywhere. I kena that many times before. So once bitten, twice I sibeh shy leow. By the way, those chickens I grabbed at 2.67 to 2.68...they are now in the queue at 2.71 for anyone who wants to take over from me. I will keep an eye on the price action. If at 2.71 she no want to come and lick me, I will move down to 2.70 to go lick her. .
