Based on facebook indications, a minimum of 7 more units have been sold at Parc Botannia in the past week.  This would bring the total caveats to be lodged to 542 = 73.7%, possibly more.  To be confirmed when the caveats are released this Friday. | ||||

As at last Sunday, 535 units worth $495.3m were sold.  Average price continues to inch up to 1288.66psf.  Parc Botannia was 72.8% sold.  According to the annual report, that means more units were sold this week in the first 4 weekdays.  $7m worth or around 5 units. | ||||

Latest Annual Report is out and in the Chairman' s statement alone, it says 73% of the units in Parc Botannia have been sold with a value of $502.3m. | ||||

Playing catching up now...first tier property counters had a good run and now punters rotating to the second liner property counters  SH has been trading within a tight range since Oct 18 and well supported in the 38 - 40 range....a breakout could be explosive, just like the trading pattern in Sep 17... My 2-cents worth... |

based on agents' postings on fb, it looks like a minimum of 6 units had been sold last week (till yesterday).  will confirm with the caveats on friday as usual.  that would mean that there are now less than 200 units left to sell and around 73% sold. | ||||

yes, no harm at all as long as they are always ready to deploy the cash when a profitable opportunity on low risk comes along.  they have been doing that successfully over the years.

Sing is one company that is not afraid to sit back and wait. Isn' t this how a patient investor should act in stock market as well? I do not see any harm sitting on cash rather than investing for the sake of deploying cash..

If their lowball bid succeeded at Sims Dr (621psf) then they would have margin of safety as the project would very likely be profitable even amidst the competition.  No harm lowballing until hit or step up the bid a bit when the right site/timing comes along.

Agree. One, I think their record shows their market timing is good. Past profitable fully sold projects speak for itself. Two, at this time of the cycle in the property market frankly, I prefer a developer who is nearing end of sales of ALL their units and sitting on cash. RATHER than those still stuck with inventory purchased from past 1-2 years landbank. Buy and wait, dont itchy finger. |

Sing Holdings did purchase in 2016 and it is likely to lead to their highest profit ever made on a single project.  :) The Sims Drive GLS plot just got " cheaper" relative to plots sold in the last 2 years considering that its quite near the Aljunied MRT station. I do agree that low cost land will remain limited but this company' s pattern is it will wait for the right price AND the right attributes combined.  When it sees a plot really worth going for, it will step up its bid price (to win by the narrowest of margins) just like it did when it bid for the Parc Botannia plot.

To my mind, land banking will not get any cheaper going forward.  For one thing, if a bid is deemed too low the authorities might not sell, not to mention that GLS itself might be scaled back if conditions are deemed not conducive.  Also, if one bids too low, there probably wld be others with more bullish bids to win it.  There are lots of developers, including foreign ones (out of the PRC for example) who are also keen to land bank.  Take a look at the lull period between 2015-16 with reduced local developer interests.  Who were winning some of the GLS tenders then?

Last week GLS tender for Sims Drive seems to indicate that developers are turning more cautious towards mass market segment. If this continues, it may not take too long for SH to finally succeed in getting a site from GLS tender. Hopefully SH can also build up its recurring income portfolio. Maintain a balance between IP and DP, use recurring cashflow from IP to improve dividend payout and recycle its development profits into new projects. |

frankly i more scared of cash companies nowadays since courts and challenger. best is got more projects and need investor monies or to be listed so can get loans. |

hopefully. weehur seems to be on better developmental footings while sh if got new projects be good. now quite few land sites for tendering. we will see if got any by september? not to sure with how this gls works. someone pro at it explain timeline? good to have more knowledge. |
