Many countries welcome them. But it is their goods that are more welcome. So the country is in overdrive to produce goods for export. Bu5 because the goods are meant for export, they need logistics facilities, to store the goods before shipment. Why kept in factories? Now you understand   why I said the four logistics acquisitions is a good move? I read somewhere Logistics now forms only 7% of CLCT portfolio. Their tech is old school and the efficacy is the same as the seasonal flu jabs, and that is expected way before the vaccines came out. China is not Singapore. Their internal market is so huge. China is not Singapore. Their internal market is so huge. Because it is already trading at big discount prior to acquisition. Hence it is difficult for REITs that trade below NAV or high yields to find accretive deals. #3. Thru opting for script instead of cash for most of the dividend payments as well as subscribing the rights in 2019, my holding increased. It&rsquo s 140k units as at today (not substantial comparatively). What I don&rsquo t like is the method of fund raising and the acquisition itself. I&rsquo m not going to talk about Pte Placement since we all know it&rsquo s never good for retail investors. What I&rsquo m not happy about is the acquisition. Of course, revenue from diversified sectors is good for the company but how can it be a good buy when post acquisition, NAV will drop. Is it because they are paying too high a price? They mentioned the purchase is accretive. But their illustration on a proforma basis, is vague. Net distributable income will increase by 3.5%. Total units to increase by 8.5%. How is this translating to higher DPU? Did I missed out something? I&rsquo m not disputing the fact that DPU will be higher for this FY. But this got nothing to do with the proposed purchase. The completion date is still quite some time away. My estimate DPU for the full year is about 8.66 cents. Last FY was the worst performing year due to Covid 19 (6.35 cents). Hence, it is opportunity to buy cheap now but we must be wary price may fall lower from current level, after XD. I&rsquo m not saying price definitely will fall. Just DYODD before buying. As I&rsquo m writing this, price went higher. Maybe market is taking into consideration of the advance DPU of 2.7 cents. If u want the advance DPU, buy now. If not, can wait after XD. But who knows, can go higher after that, if most perceived the acquisition as a good move going forward.
