OK,... well, to circumvent that ' danger' of that many factors being able to pulldown the fortune of companies in one' s portfolio, one must diversify his holdings. Do not put all into one basket,... but I think everybody has heard of this !

Good sharing chengwh1! There is no need to stare at computer screen everyday to monitor prices. One could just watch news of market corrections and add positions when the share prices have corrected to be lower and make sense to add to positions. But the initial assessment and ongoing monitoring of the financial results are still necessary when an investor is doing own selection of stocks and managing his own portfolio. If not, it is better to be a passive investor in index funds without the risks of owning individual company stocks. Investing on one's own is not an easy process as many factors could affect the fortune of companies in one's portfolio. So, some amount of effort monitoring is always good.

For myself,... I will just buy if my analysis tells me the ctr is good and resilient. I' m a busy person,... really got no time to sit abd watch everyday for the so-called tiny corrections that happen every now and then. Another opinion of mine is : the earlier I buy, the earlier I start to earn the dividend payouts.

Wait for their coming release of financial results to get updated on their performance. If they can continue to deliver currently and based on their fundamentals, also if it is reasonable to forecast they should continue to perform for the rest of the year, then it is still considered good to invest in. As long as the fundamentals are good and should continue to maintain for this year and next, it is just a matter of waiting for the right opportunity to enter and invest. Do not worry about opportunities to invest. There are plenty of small market corrections offering small price corrections along the way and the next bear market which will offer greater price corrections to enter and invest at good prices. Meanwhile, if one works out that current price is too high to pay for, just stay on sideline and wait like a fisherman waiting patiently for the fish to hook up at the right time. Good things are worth waiting. But when the opportunities arrive (fish tug at the hook), dun hesitate and start to invest strategically at undervalued prices. If hesitate too long (due to emotions of fear and uncertainty), the fish will struggle off the hook (share prices will recover again fast for fundamentally good companies) and it maybe a very long time again to wait for the next fish to hook up. Every bear market only comes around one decade or so. if missed the fish, the fisherman really may have to wait for one more decade for another fish to hook up again. How many decades can a person afford to wait seriously?

Well,... in a macro sense, if you believed in the industrial REITs sector in Australia, then this would be a good income ctr. WE all know the performance and the reputation of the Frasers group. Good macro + good management should give us a good bet !

Well,.........................FLIT has run away,............ glad I bought earlier, EVEN THOUGH I perceived the price was high at 0.95.... Reasonings of fundamentals should overrride emotional feelings when investing. |

Yes, if we base on the guidance and committment by FLIT of 6.50 cpu for FY2017, the calculation is as what you estimated to be 3.365 cpu for this coming round of yet to be announced half-yearly financial results and distribution. I have a feeling that the guidance given by any management is to be taken as only an estimate. It depends on their forward looking assumptions when they provide their guidance and committment. The actual performance may vary from their guidance and assumptions. But, I think the management should have enough justifications given their assessment of their probable performance this year and is confident of at least delivering minimum 6.50 cpu distributions for FY2017 to make a committment statement there. And I do hope the management is indeed a sound and reputable one as it holds the brand name of its sponsor Frasers Centerpoint.  Looking at its investor presentation of its REIT' s business in Australia, on paper it seems to be a good choice investment. But we need to give it more time to prove its worth that it can not only put plans on paper, but can actually execute and deliver which is more important. As such, I will keep my fingers crossed until they announce their coming results and distribution to see how well they perform this year from Jan to Mar. If 6.50 cpu is the real distribution they will distribute this year, then with the current unit price of 95 to 96 cents, one will only expect to get 7% distribution yield this year from this REIT. Watch out for their performance this year to see if they can continue to deliver surprise on the upside. As for the downside, I think there is no concern at current point looking at their gearing, debt structure and stability of their occupancy and rental leases. So cash flows should hopefully continue to remain stable this year continuing from last half-year that it got public listed.

I believed you are right ! I recorded the dividend ' apportionment' for the period Oct 2016 till Dec 2016 to be 1.74 cpu. This is for first quarter FY for FLIT. Judging from the commitment by FLIT for a dividend payout for FY2017 to be 6.50 cpu, I calculated the payout for period Jan 2017 till Mar 2017 (as second quarter FY2017) to be approx 1.6250 cpu. This maked the total dividend payout for the period from Oct 2016 to Mar 2017 to be a minimum of 3.365 cpu. What is yr estimation ?

It is nearing the end of this first quarter of 2017. The next round of financial results release in one month' s time likely will include announcement of distributions to be paid out. And this time round, the distributions to be paid out will include two quarters (or half-yearly) of distributions for the period from Oct 2016 to Mar 2017 as Frasers' Logistics and Industrial Trust' s distribution schedule is every half-yearly. So, maybe investors are getting interested in it again towards the announcement of financial result and distribution to be paid.

Yes, obviously,... hence,... 1) In reply to yr first para - I have bought even at ' current high prices' ,... cos no point waiting if the ctr is good and I can accept the yield, and... 2) In reply to yr second para -  I have future funds coming in to average down if necessary,... if the price should drop further...provided : the fundamentals have not changed.

We must not forget too that a REIT is not a stagnant entity. If this REIT is good, it will continue to grow its assets and rental revenue, income and distributions. By then, the price we pay today at current price will become much higher value as the REIT grows. Investors always like to overly scrimp and save that one or two cents in trading price that they miss out on buying shares of good companies. One or two cents more is not much to pay for if a company or REIT is really a good one for long term investment. Even if prices were to go down in future, just make sure one continues to invest at even better and cheaper prices. We are not able to predict future movement of prices with 100% accuracy. At least, we know that should even better opportunities present by even undervalued prices, we will not hesitate to buy at even cheaper prices. If one is adpoting a long term investing approach, then one should continue to accumulate when prices get cheaper for a good company or REIT that will keep on growing its assets, revenues and profits over the years.

Yeah,... I' m also waiting for lower,... but the waiting is too taxing, need to queue every morning,... so buy first-lar at an acceptable yield, there will be future ammos for further buys if the price dropped further !
