Q2 SGD 14.325mil unrealized losses. After deducting all the expense and losses. Lippo mall net loss to SGD 2.11 mil.
Therefore use balance sheet to pay 0.0009 cents as dividend. No wonder the NAV keep failing... |

1Q2022 Amount available for distribution is S$ 3,726k - this is based on what the company actually generates. However, the management declared dividends of S$6,927k. A difference of S$3,201k which means  the current DPU of 0.09c is not yet sustainable as it is taking it from the capital. They will need to issue another rights offering or dispose assets to fund this unless the operation improves in 2Q. The 2Q gross revenue must improve by ~10% from 1Q before they can increase the DPU in a sustainable manner   |

This is the qtr lippo mall will show increase DPU since Economy Open in Jakarta.
How much depends on will be known when results announce. Recent retails statistic by cushman shown slight positive rental revision in Jakarta Secondly, adjacent development such as Kemang Mall (Eastern Wing Embarcadero Park) have shown good development progress which drive traffic and growth of retail. Assuming revenue for 2022 will reach 80% of 2019 and this will yield - 218M With an operating margin of 55%, we will get 120M for operating profit. Current bank debt interest rate is 7.5% (not including perps) Floating debt - 800M and assuming interest rate has risen to 10%, interest will be 80M Perp coupon payment is 17.5M Total interest payable is 97.5M Operating profit can cover the interests. What might happen is LMRT might need to sell some properties or issue right issues to bring the debt level down. A lot will hinge on how fast the interest rate will rise vs how fast LMRT NPI recovers. I believe the inflation has probably peaked and this might mean interest rate might have peaked as well.  |

As shared, cash and operation condition remained healthy. Current shopping mall operation trend is to get more investor in to buy mall cum operation, as in Sasseur Reit, Dasin Retial Trust, EC World. Likely Ascendas Reit, Capitland Mall Tr, Mapletree NAC Tr will buy more mall. Indonesia need to further open up, instead of waiting for local to become rich, invite rich people is an good option. Those protestor better take care their own stomach than waste energy, be patriotic to show what you can do?
