CapitaLand Ascendas Reit divests three Australia properties at 6.2% premium to valuation
 
CAPITALAND Ascendas Real Estate Investment Trust : A17U -0.34% (Reit) has agreed to sell three of its logistics properties in Queensland, Australia for S$64.2 million in total.
 
The sale consideration represents a premium of 6.2 per cent over the total market valuation of the properties &ndash 77 Logistics Place, 62 Sandstone Place and 92 Sandstone Place &ndash which stood at S$60.4 million as at Aug 31.
 
The three properties were purchased in 2015 between October and November.
 
On a pro forma basis, if the proposed divestment had been completed on Jan 1, 2022, the Reit&rsquo s net property income for the financial year ended Dec 31, 2022, would have decreased by S$3.9 million its distribution per unit for the year would have fallen by S$0.04.
 
But the sale amount is not expected to have any material impact on CapitaLand Ascendas Reit&rsquo s net asset value and distribution per unit for the financial year ending Dec 31, 2023, the Reit&rsquo s manager said on Wednesday (Dec 20).
 
The Reit&rsquo s net proceeds after deducting divestment costs are expected to be S$60.8 million. The manager noted that it is entitled to a divestment fee of 0.5 per cent of the sale consideration, which will be paid in cash, according to a trust deed dated Oct 9, 2002.
 
The manager said the proposed divestment, which is expected to be completed within the first quarter of 2024, aligns with its &ldquo proactive asset management strategy to improve the quality of (the Reit&rsquo s) portfolio and optimise returns for unitholders&rdquo .
 
The proceeds may thus be used to finance committed investments, repay existing indebtedness, extend loans to subsidiaries, fund general corporate and working capital needs, and/or make distributions to unitholders, it added.
 
Demonstrating the possible impact on aggregate leverage, the manager noted that if the net proceeds from the sale were used to repay the Reit&rsquo s borrowings as at Dec 31, 2022, it would have led to a decrease in aggregate leverage to 36.1 per cent, from 36.3 per cent.
 
With the divestment, the Reit will own 228 properties &ndash 97 in Singapore, 33 in Australia, 48 in the US, and 50 in the UK or Europe.

When she goes down to Zone B, ie. 2.84 to 2.88, expect her to do the same thing - bounce and hover there for a while. The bounce may even take her back to the lows of Zone A.  So the bravehearts amongst you who want to scalp those bounces, there are windows for chicken run there.  |

So far, her pullback has reached the lowest point of Retracement Zone A which is 2.89. She may hover within Zone A for a while. Then move lower to Zone B. .

A nice pullback to 2.89, the low of Zone A. As stocks never move in a straight line up or down, we see a bounce from 2.89 to 2.95 earlier. This bounce will, I think be of intraday duration only. After that, she will resume her pullback to below 2.89.  Now 2.92 : 2.93. |

![]() My Observations: 1. Price movements are as a result of human actions. Human actions are driven by emotions of greed and fear.  And human emotions dont change throughout the history of the stock markets. Which is why at times we see patterns repeating themselves in the charts. 2. One of these patterns which repeat itself quite often is when Dow has a good run and rises sharply and then suddenly we see a spike in the daily volume, what follows next is a pullback. I cannot prove it but one way to explain logically why there was a volume spike preceding the pullback is smart money unloaded their holdings on that day. Yes, smart money pushed the market up to draw out dumb money to chase prices and then smart money distributed to dumb money which culminated in a final massive unloading on the day when the volume spiked. And so what will likely come next, based on this pattern analysis is, we get a pullback. How deep the pullback will be, however, is the unknown. 3. When Dow rises sharply and then one day, there is a volume spike, pattern analysis suggest that a pullback will come next. What about when Dow is falling sharply and then one day, we see a volume spike ? Pattern Analysis suggest that day was Capitulation Day and a rebound will come next. I show you another of Dow' s chart. . ![]() So I repeat. When Dow rises sharply and then suddenly one day we see a volume spike, pattern analysis suggest that is Distribution Day. When Dow falls sharply and then suddenly one day we see a volume spike, pattern analysis suggest that is Capitulation Day. It may not happen every single time there was a volume spike. But it has happened often enough for us not to ignore it and  to plan our trades based on what will likely come next. This is my analysis which I am sharing with all of you. How each of us use it to trade it boils down to execution and like I said before, my timing sucks. So those of you who are better at timing, please be kind enough to tell me when to buy/sell. How do you know if your timing is better ? Based on your history. How have your trades turned out largely. If your history shows that you somehow was always able to buy near the bottom of each downmove and sell near the top of each upmove, then you are considered good at timing.  |

We are seeing a pullback today. Whether this pullback will last intraday or longer remains to be seen. How low will this pullback go to is the one million dollar question. Yes, it is. Becoz if you know where this pullback will end and you have the capital to make the trade, you can make a million dollars when the pullback ends and she makes another go at breaking 2.99.  This run started from 2.79. If 2.99 is the interim Pit Stop, that' s a run of 20 cts. Using Fibonacci retracement principles to plot the possible retracement levels, we have : 23.6% - 2.94 38.2% - 2.91 50.0% - 2.89 61.8% - 2.86 This is just a guide. Dont bet your life savings on it.  |

At the start of a rally, intraday pullbacks are usually brief and shallow. As the rally matures, then pullbacks can be deeper and last 1.5 to 2.5 days. The further the run, the deeper the pullback can be. As a guide, anything from 8 cts to 15 cts. How people react to each pullback has a direct impact on what kind of pullback we are going to have. At any time of the rally if the number of short term sellers looking to sell is larger than usual, we will get a deeper pullback. You were here when she rose from 2.47 to 2.84. Did she rise in a straight line up ? She didnt. There were quite a number of pullbacks on the way up before she finally reached 2.84. Pull out the chart and study the UP and DOWN movements and use it to plot what she will possibly do in the current upmove. Ascendas ran 15 cts today in one day. MIT ran 13 cts. Shake head. We were all there. But we did not see it coming. We saw it only on hindsight. That' s life as a trader. If we know what is going to happen before it happen, then there will be no cleaners, no bus drivers, no taxi drivers, no hawkers etc etc and the list goes on. Coz everyone will be trading the market.  If smart money is in ACCUMULATION phase, we are in CONFUSION phase. If smart money is already in DISTRIBUTION phase, if we enter, it will result in IMPRISONMENT for us.  Price action is strong and she does look like she dont want to stop at 2.99. Question is how much higher can she go before she stops.    Just curious. Say you are vested at 2.82 to 2.85.... what will be your state of mind now? Are you looking to sell ? Are you looking to buy more?  |

Thanks for sharing bro wave. Today was a CRAZY day. I did not expect to see such high numbers! 2.99 W O W. I sold some at 2.9, because that was part of my old order that got filled right at 9am this morning haha... I' m thinking of selling the rest at 3.00 and then sleep peacefully afterwards. Thanks for everything everybody.. this has been an exhilarating ride. I will still continue to lurk in this forum... :)  | ||

Guys, If your gutfeel says    DONT BUY....DONT CHASE... and you are looking at your screen and you find yourself doubting your gutfeel and you are tempted to chase, one way to deal with this stressful dilemma is - switch off your computer. Dont look. Or go to another site to watch a movie. Or TikTok. Or Youtube. If 2.99 is the high, the pullback can be all the way to 2.84-2.87. But if she goes higher than 2.99, then need to update the pullback target again. This run started from 2.79. She reached 2.99 so far. That' s 20 cts already. Can this run be as long as 30 cts to 40 cts ? If the monkey is willing, any level is possible.  At this juncture, I would like to take the opportunity to reiterate something which I have been saying here repeatedly to a point where some of you may say I am too Loh So and sound like a broken-down record player. The point I wish to reiterate to you guys is ...... Now you all can see for yourself in realtime why I kept saying when choosing a stock, go for one which is chased by fund managers, institutional investors and high net worth retail investors. Yes, what is happening to her this very moment, is why Ascendas is my top pick for REITs and also my top pick for retirement investing.  |

A mindset change is very much needed if you are looking to buy Ascendas. If you are one of those who say since her last bottom was 2.47, I will buy only if she goes back down to 2.47. If that is you, then you will have to wait maybe 2 or maybe 3 years or even longer for your next buying opportunity. Gone are the 2.40-series, 2.50-series, 2.60-series and I think even the 2.70-series. We have to bid farewell to them and say thank you to them and " it was good whilst it lasted" . Will we see them again ? That depends on where she is trading at when the next bear market comes. If she is trading at say 3.40 to 3.60 region when the next bear comes, then we probably wont see the 2.40s. The 2.70s maybe. So it all depends on where she is when Ah Bear comes to town. Now that she has shown us the 2.90-series and her fundamentals have changed for the better - Fed will start cutting rates in 2024, her outlook has turned positive and the entire REIT sector may get a shot in the arm by way of a re-rating to the upside. This will spur an inflow of smart money into REITs and foreign capital looking for good REITs to park money in will invariably include Ascendas as one of their top picks.  So have a change of mindset to tell yourself her new support level is at 2.83 to 2.85 (I will review and update on this as we go along) and so we must be prepared to buy when she bounce off a support. Or be left behind sulking.

Each time Ascendas has a shift in her playing field, she becomes difficult to trade. Becoz you dunno yet where is her new support and resistance.  After establishing and marking out the highs and lows of her new trading range, she may well ding-dong there for a while. Which will give us ample opportunities to chicken run her. Meantime, what is needed of us is patience. I am getting ahead of myself. But assuming if 2.95 is the high of her new trading range, I think her low will be at around 2.83-2.85 thereabout. |

Fall back on your trading experience to guide you on what you should do. Whenever you chase the price on a day like today, how did it end? Your trading history will tell you whether to go ahead and chase or wait for the next pullback to come. Stocks never move in a straight line. There will come a point where there are more waiting to sell than those willing to buy. At that stage, the price will stall. And short term traders who are waiting for the upmove to lose steam will start throwing back. That' s when you will see a rapid retreat and if you bought late, that retreat will zoom right past you leaving you stranded up there high and dry. Demand and supply will change as the price rises. At some point, supply will outweigh demand causing price to fall. When price has fallen enough to an attractive level, supply will shrink and demand will come back again. Be patient and wait for  that pullback. Which may or may not be today.  Another way to look at it is this - let' s say you bought at 2.80 to 2.85 last few days. Today, you see 2.94 : 2.95. Are you buying more ? Or are you waiting for her to Lao Hong and you will sell ? This is how short term traders who already bought will be thinking. |

A mindset change is needed if you want to trade Ascendas. She has shifted her playing field to a higher level. Fed will cut interest rate by a projected 0.75% in 2024. This is very good for REITs. It means REITs will be on a bull trend. Every pullback is an opportunity to buy. We wont see the 2.70s anymore. A dip to the 2.80s will see bargain hunters coming out to scoop.  Now 2.94 : 2.95. My own trading experience tells me not to chase as it usually dont end well. So I will wait for the dust to settle. Many people are sitting on profits now. It is a case of you dont sell, I wont sell. But once the selling starts when people cannot LOON not taking profits anymore, it becomes a case of each man for himself. |
