End of November 2021, LPKR sold approximately 11% of its ownership in LMIRT to Tokyo Century Corporation for total purchase consideration of SGD67 million resulting in a decrease in LPKR&rsquo s ownership in LMIRT to 47.0% from previously 58%. This further solidifies the company&rsquo s focus on Real Estate and Healthcare.  Total share transacted is 874912770 @ a price of USD 0.0765 per share.  Therefore anything below this will be fine for dividend. |

It' s because they overestimated the revenue (just like what Kwong said) at the time of acquisition to increase the purchase price or the mall is actually underperforming. I believe it' s both but on the flip side, they are lucky with Mall Puri over the past 1 year. The management will only serve the interest of Lippo Group and not minority. However, it' s so undervalued that Lippo needs to return some benefits to minority shareholders before they can rip off shareholders again by injecting another expensive mall...

Agree, I also think that the worst is over when it comes to covid lockdown.  But the biggest problem of this counter is the management itself. When things are normalizing, but the revenue was partially lower due to master lease expiry.. Why is the revenue lower when a master lease expires? It' s because they overestimated the revenue (just like what Kwong said) at the time of acquisition to increase the purchase price or the mall is actually underperforming. So must watch the master lease of Lippo Mall Puri expiry which will may offset the gains from normalization if this asset does not perform as they have indicated.  From Press Release: " For the period under review, rental revenue and gross revenue grew 2.1% and 4.1% to S$30.2 million and S$51.7 million respectively, partially offset by the master lease expiry of Lippo Mall Kuta and lower year-on-year (&ldquo YoY&rdquo ) portfolio occupancy. "

Need patience for this counter. Am waiting for things to normalise and the results to show. This will probably take 2 quarters or more. But clearly going forward, things are likely to be better. As said in an earlier post " the worse is over" . In the meantime enjoy a yield of 7 p[us %.
