CapitaLand announces topping out of Raffles City Chongqing says on track to open by 2H19  25/02/19, 07:56 am SINGAPORE (Feb 25): CapitaLand says it has successfully topped out the eighth and final skyscraper of Raffles City Chongqing as the group enters the final lap of preparation works to open the 1.12 million sq m megastructure in 2H19. Once completed, the development will bring together 150,000 sq m of Grade &lsquo A&rsquo office space about 1,400 residential apartments Ascott Raffles City Chongqing serviced residence and InterContinental Raffles City Chongqing hotel and a 235,000 sq m shopping mall. Anchor tenants committed to date include Chinese electric vehicle (EV) company NIO, bookstore chain Yanjiyou, and fine foods purveyor Ole&rsquo . The group&rsquo s topping out of Raffles City Chongqing follows its structural completion of the development&rsquo s 250m high sky bridge, The Crystal, which links six of Raffles Chongqing&rsquo s eight skyscrapers. Designed by architect Moshe Safdie and measuring 300m, 32.5m and 26m in length, width and height, respectively, it is the world&rsquo s highest sky bridge linking the most number of towers. In a press release on Monday, the group&rsquo s president for China and investment management, Lucas Loh, says the group will now focus on Raffles City Chongqing&rsquo s interior and fit-out works, such as transplanting trees to The Crystal sky bridge. &ldquo Positioned as a must-visit destination for local residents as well as domestic and overseas travellers, Raffles City Chongqing has been garnering strong response from our customers. To date, Raffles City Chongqing has launched three residential towers with a total of 772 units, out of which 72% have been sold. x 0   x 0  Alert Admin	From UOB Kay Hian: Results broadly in line with expectations.  CapitaLand announced 4Q18 Net Profit of S$475.7m, up 71.2% yoy, mainly due to better operating performance, higher gains from assets recycling, and fair value gains from revaluations of their investment properties. Operating PATMI also improved by 26.1% yoy to S$213.8m, due to higher contributions from China residential projects, as well as newly acquired/operational properties. China residential - Higher quarterly sales, despite deferring launches due to tighter government measures.  The 4Q18 sales volume (units) and value were up by 82% and 87% yoy respectively, on the back of high sell-through rate (ie with 92% of launched units sold as at 31 Dec 2018). Some of these projects included La Botanica (99% sold/535 units launched), The Metropolis Kunshan (85% sold/460 units launched), The Lakeside Wuhan (90% sold/372 units launched), and Parc Botanica, Chengdu (100% sold/388 units launched). However, FY18 still saw an overall decline in sales volume (units) and value, by 43.7% and 20.5% respectively. The group has 6,963 units ready for launch in 2019. 4Q18 handover in terms of value and volume grew 86% and 28% yoy respectively. For FY18, the overall handover value remained stable at RMB11b (-8% yoy). In terms of future revenue recognition, given the 7,000 units sold (with sales value of RMB15.6b), some 70% of the value will be handed over in 2019. Strong residential demand in Vietnam, with 98% of all launched units sold. Handover value increased to S$1,285m in FY18 (vs S$223m in FY17), after 1,422 residential units were handed over in FY18. In terms of future revenue recognition, given the 2,400 units sold (with sales value of S$745m), some 45% of the value will be handed over in 2019. Singapore residential.  FY18 saw residential sales volume (units) decline by 76% yoy to 99 units, and sales value decline by 75% yoy to S$371m. During the year, the group also replenished its landbank with Pearl Bank Apartments (yielding c.800 units) and SengKang mixed-use site (yielding c.700 units). High committed occupancies at Raffles City developments in China.  Occupancies for the retail sections of the Raffles City developments were strong across the board, ranging from Shanghai (100%), Beijing (100%), Changdu (100%), NingBo (96%), Chongqing (98%), Shenzhen (98%), and Hangzhou (99%). Dividend payout of 12 S cents in 2018  (flat yoy). This represents a dividend payout ratio of 28.5% (vs 32.4% in 2017). Valuation.  We have a BUY recommendation with a target price of S$4.40/share, pegged at a 20% discount to our RNAV of S$5.05/share.

x 0   x 0  Alert Admin	At 3.43, dividend is still 3.5%.  If one buys at $3.0, there is still an extra 14.3% gain now.  So, what' s the complaint  of such a payout by a bluechip company?    Property businesses are getting difficult in China & SGP due to the cooling measures & China slow down.  Hence, it may be good to use these extras to accumulate sites now!
