x 0   x 0  Alert Admin	Yap,, so its so near yet so far.. almost there but not yet secured refinancing for the 600m due. Pending 19 Aug (assume no more delay or spanner thrown) to know for sure. But refinancing just means out of ICU... still need to see resumption of distributions (not token dividends) to know its well on its recovery.

x 0   x 0  Alert Admin	Prime US REIT (PRIME SP) |  BUY Price / Target: US$0.186 / US$0.28 Analyst(s): Jonathan Koh, CFA | +65 6590 6620 | [email protected] Continuing To Fortify Balance Sheet Extended credit facilities secured by Sorrento Tower.  PRIME has two one-year extension options for its term loan (US$69.9m) and revolving credit facility (US$2.25m) secured by Sorrento Tower in San Diego with initial maturity date on 22 Jul 24. It has exercised the first extension option to extend maturity date to 22 Jul 25 today. The extension helps PRIME strengthen and fortify its balance sheet and enhance its debt maturity profile. On the verge of completing refinancing.  To recap, three lenders in PRIME&rsquo s syndicate of four banks are already in the final stage of legal documentation. We expect the refinancing to be completed by Aug 24. The completion of refinancing would restore confidence and remove a major overhang for PRIME. Deleveraging through divestment.  PRIME has also completed the divestment of One Town Center in Boca Raton, Florida for US$82m on 10 Jul 24. The selling price is attractive at only 3.3% below valuation of US$84.8m. Aggregate leverage is expected to decline by 2.6ppt from 48.4% to 45.8%, assuming proceeds are fully utilised to repay debts. Maintain BUY. Target price: US$0.28.  PRIME trades at a depressed P/NAV of 0.32x, which already reflects a prolonged downturn in the US office market. Distribution yield is expected to improve from 2.3% for 2025 to 23.3% for 2026.

x 0   x 0  Alert Admin	It is still priced at much higher than default and much lower than going concern (if refinancing goes through and resume distribution). So the boat hasnt really set sail but not guarantee won' t sink if you get on it.
