I think quite decent FY2023 result bcoz lower store count. Note tat NAV already back in the black & will roughly be 5+ cts in FY2024 & new stores be added in FY2024.

Parkson Retail Asia reports lower net profit of $26.3 mil for FY2023 from weak consumer spending
Department store operator Parkson Retail Asia O9E 1.89% has reported a lower net profit of $26.3 million for the FY2023 ended Dec 31, 2023, a 8.5% y-o-y decline from the same period a year before.
The group recorded a lower profit before tax for the full year, at $37.6 million compared with $43.7 million of the corresponding year, mainly due to the fewer store count in 2023, as well as the weakened spending power of consumers compared to 2022.
Parkson&rsquo s earnings per share for the FY2023 came in at 3.91 cents per share, lower than the recorded 4.27 cents per share for the FY2022.
The group&rsquo s revenue saw a 4% decline y-o-y for the FY2023, at $221.5 million, from $231 million in the same period a year before.
Meanwhile, its gross sales proceeds saw a 9.1% y-o-y decrease for the FY2023 at $535.7 million, from $589 million in the same period a year before.
Likewise, the group says that its y-o-y decrease in total merchandise sales is mainly due to the lower store count during the year as well as the weakened spending power of consumers compared to the corresponding year.
However, rental income increased y-o-y by 5.5% mainly due to better sales attained by tenants. Food and beverage operations registered a y-o-y increase in sales by 6.2%, mainly due to the willingness of consumers to dine out following the recovery from the Covid-19 pandemic, they note.
Its merchandise gross profit margin stood at 27.7%.
As at Dec 31, 2023, the group&rsquo s department store network comprised 37 stores spanning approximately 409,000 sqm of gross floor area.
The group did not declare any dividends as it says that it is &ldquo still in accumulated losses position&rdquo .

Quarterly Update Pursuant to Rule 1313(2) of the Listing Manual Parkson Retail Asia Limited (&ldquo Company&rdquo , and together with its subsidiaries, the &ldquo Group&rdquo ) was placed on the Watch-List pursuant to Rule 1311 of the Listing Manual (&ldquo Listing Manual&rdquo ) of the Singapore Exchange Securities Trading Limited (&ldquo SGX-ST&rdquo ) on 4 December 2019. The Company had 36 months from 4 December 2019 (&ldquo Cure Period&rdquo ) to meet the requirements of Rule 1314 of the Listing Manual (i.e., to record consolidated pre-tax profit for the most recently completed financial year (based on audited full year consolidated accounts) and have an average daily market capitalisation of S$40 million or more over the last 6 months). On 11 November 2022, the SGX-ST approved the Company&rsquo s application for an extension of 12 months to the Cure Period to meet the requirements of Rule 1314 of the Listing Manual. On 1 December 2023, the SGX-ST approved the Company&rsquo s application for a further extension of 12 months to the Cure Period (i.e., 2 December 2024) to meet the requirements of Rule 1314 of the Listing Manual. Pursuant to Listing Rule 1313(2), the Board of Directors (&ldquo Board&rdquo ) wishes to provide a quarterly update on its efforts and the progress made in meeting the Watch-List exit criteria. Update on Efforts for Satisfying Watch-List Exit Criteria The Group attained profit before tax (&ldquo PBT&rdquo ) of S$37.6 million for the year ended 31 December 2023 as compared to S$43.7 million for the corresponding year. The decrease in PBT was mainly due to the lower store count as well as the weakened spending power of consumers during the year ended 31 December 2023 compared to the corresponding year. The Group will continue to rationalise its operations, improve store productivity and operational efficiency, carry out tactical promotional activities as well as manage costs to improve its financial performance. The Group opened a new store in December 2023 and will continue to explore opportunities for new stores.
