In fact this shopping mall located very well in Kowloon. To me it is like a first and easy stop for mainland tourists coming from china via rail or motor vehicles. Very nice environment. I visited these mall in May 14. Business should grow for many years to come.I am glad that I have invested in this counter. I stay around in the mall nearly the whole day.Very busy with people traffic until closing time. I think if Mapletree increase the rent, no problem..tenants will be willing to pay.It is all about good location and high people traffic.I talked to the shop owner about their business,they are very happy.I talked to the mainland chinese tourist who shop & eat here,they are very happy.I believe the DPU will up in times to come.Well done Mapletree GCCT.... As we are invested in  MGCCT, we went down to Festival Walk in Kowloon Tong to check out the mall and its tenants.  I am very happy with what I saw - very very crowded on a week-day!  Most of the crowds are young people and mainland tourists.  Infact my mother lost her way while I was shopping at Marks & Spencer and I almost had to make a police report! Even the eateries were full.  We had to take a queue number for one of the Chinese restaurants and waited almost 30-40 minutes for a shared table.
