All technicals including this one are all deeply deeply oversold with RSI touching uncharted territories. Hence when the green shoots appears all chartists big ans small will swarm in for the rebound.   |

Although it' s clear Europe is going into a recession now for one or two quarters, I don' t expect much impact on the rental income of the REIT since they mostly have long term contracts indexed to inflation and large companies or the state as tenants. Maybe a bit of churn in their industrial portfolio, but only if this lasts longer. No debt to be refinanced neither. At current prices it is a very attractive entry point, yielding 10.5% in Euro. I am slowly accumulating, but not too fast: here is still risk of further price downside in case of margin calls, redemption calls by institutionals, etc... and if Wall Street tanks further this week (which is likely)...

Ex div lower to 53 euro cts. I noticed that cromwell was down to 51 at one point and was very tempted to buy with div . However after considered that the covid virus has just started to spread  in europe, i decided against . This morning italy 2036, germany 157, france 191, spain 114 ,  within 2 ~3 days the number already exceed singapore for months.   |

CEREIT has since clarified that they do not have any logistics-related properties in Italy, and hence is relatively unscathed by these lockdowns. &ldquo Our key tenant in Italy however is the Italian government and I suspect they will continue to be our best tenant&rdquo , said CEREIT, alluding to the good relations that have been built between the two parties. The Italian government has also been very prompt in its payment of rents, and will usually pay in advance - further bolstering the REIT&rsquo s confidence in this market. ----------------------------------------------------- Good choice of properties made by the mgr !! And reported yesterday : Cromwell European REIT is acquiring a light industrial and logistics asset in Sangerhausen, Germany. The property is freehold, with 30,557 square metres of net lettable area, and features a yield of 6.3%. It is Cromwell European REIT&rsquo s second property of the type in Germany. It was constructed in 2017 and can be repositioned for a multi-tenanted strategy, if required. The purchase consideration for the property is EUR16.6 million (SGD25.0 million). This approximately 0.5% below its independent valuation. The property is fully leased to Euro Pool System International GmbH. And the lease is up to May 2024 on a double-net basis. The total cost of the acquisition is estimated to be approximately EUR18.2 million. And it will be funded from a combination of cash reserves or available undrawn debt facilities. Results slightly above my expectations of 4 Eurocents DPU. Challenge will be to continue to  grow by finding attractively priced assets in Europe these days. Although they seem to have a good sourcing team, they will have to look hard to do more in Poland, maybe Slovakia, and some selected assets in France and Spain with further development potential. Maybe the Covid19 situation will create some opportunities in Italy too, although I doubt it will last long enough to affect the price expectations...

I must say good results for Q4 and FY19. MOre importantly,... the following paragraph,.... " The Manager intends to maintain the distribution payout ratio at 100% of annual distributable income for the year ended 31 December 2020 (&ldquo FY 2020&rdquo ) and is also giving consideration to paying quarterly distributions. The Manager will consult with investors and industry bodies to adopt semi-annual detailed financial reporting with quarterly operational and financial updates for the first and third quarters. " |

You may be right,... but based on my spreadsheets, I calculated their actual total dpu payout for FY2018 was 3.73 Euro Cts. Till end-September FY2019, the total (' already paid-out' + available) dpu payout = 3.05 Euro Cts. And there is this declaration by the trustee/mgr : c.&euro 248 million in accretive acquisitions during the quarter expanded income base and further diversified the portfolio as a result, the Manager now expects to exceed the FY 2019 IPO Forecast3 DPU of 4.02 Euro cents. At a minimum of 4.02 Euro Cts per unit payout, the dpu has been lifted by 7.77% from 3.73 Euro Cts last year.
