its ok.  in the meantime fundamentals continue to improve with crazy sales at OCR and EC units also being cleared up.  by the time sing holdings launches its EC next year, there will be very little competing units in the market already.

Agree for 2H GLS.
Now to see if they will bid on 22 Jul 2021: Lentor - bigger pie but may only cough up lesser stake, but profit recognition following year Or Tampines St 62 EC - approx. same size as Yishun Ave 9, but profit recognition 2025 onwards. May also need a JV partner. |

Recent price strength is gathering pace.
I believe that prices should head north further with the below possible scenarios: 1. New launch prices in early 2022 being est. to uplift further due to Tengah EC bid. A 50psf increase in launch price, leads to pre-tax 7cents increase in NAV. 2. Another successful land bid bumping up the RNAV. 3. Australia vaccination progress gathering pace, with a targeted recovery for occupancy above 50%. Dyodd |

The recent Tengah site has increased the launch price for Yishun Ave 9 effectively. Having locked in a main contractor in 2020, as compared to recent contracting costs, would also provide stability in the costs.
Pleased to know also that Sing has participated in the URA AMK site, although placed 12th. But it demonstrated the possibility of another land acquisition move in this year, setting on for a growth path. I would be surprised if they bid for the next EC site in Tampines in July, given that it will extend the profit recognition at a later stage. Have taken the opportunity to add more to position over the last month. Dyodd. |

As this EC land cost is $603.17psf ppr, it will likely be launched at an average of > $1200psf.  This should allow Sing Holdings to maximise its launch price for its Yishun plot at an average of between 1150 to 1190psf, depending on the market conditions next year.  | ||||

Also closing on Tuesday was the tender for the maiden executive condominium (EC) housing site in the Tengah estate in western Singapore. The 99-year leasehold plot in Tengah Garden Walk drew seven bids. ECs are a public-private housing hybrid with initial buyer eligibility and resale conditions, which are completely lifted 10 years after the project has been completed. The highest offer of $400.32 million, or $603.17 psf ppr, was from a tie-up between CDL and MCL Land it was just a tad higher than the nearly $400.2 million or $602.99 psf ppr from the second highest bid, from CSC Land Group (Singapore). The top bid marks a record land rate for an EC site under the GLS programme, noted PropNex head of research and content Wong Siew Ying. The previous high was $583 psf ppr garnered by the Sumang Walk EC site awarded in March 2018.  &ldquo As this is the first EC site in the new Tengah estate, the successful tenderer could gain a first-mover advantage when it enters the market,&rdquo she added.  The tender for the Tengah EC site was conducted by the Housing and Development Board. |

Significant sellers of late, similar to what was observed during certain periods some months back. Unless in a rush, as the number of shares (approx. 3m shares) do not seem to be big enough, they could have sold at the market prices gradually or at a married deal.
Similarly I took the opportunity to pick up some more shares at 0.39X. This is due to a 7% retracement from a year high 0.42. One of the factors we might need to observe in the meantime would be a lack of increase in manpower at certain projects leading to delays in TOP. I will look to take up more shares at the right price. In the right time and place, the BOD could also look to unlock value for shareholders. |
