x 0   x 0  Alert Admin	UE is now 2.72 with Buy Queue at 2.71 SGD. This good news cause Yanlord CANNOT buy more unless they want to up 2.71. The takeover rule is even if u buy 100 shares at a higher price, auto revise up. Also right, I went to read. EVEN IF Yanlord get 50% control right, it is good for UE holders cause they have to buy WBL at 2.54 SGD, WBL was 2.07 only 2 years ago. 46 cents increase + u see this year stellar results. Special Dividend of 8-12 cents got good chance. Best case: KKR or Oxley or both combined counter bid. Worse case if Oxley throw in towel at 2.70 we still got base price 2.70.

In their offer document, they said they follow industry average takeover developer stock 0.9x BUT now you go count even at 2.70 SGD, it is only 0.815 of NAV. I hope Oxley counters 2.8X force Yanlord to up his offer. Bidding war. Or last time KKR also wanted. UE is century old company plus sitting a golden property assets.
