Total Debt & Liability Over S$1.1B. Profit generated from business will barely be enough to cover interest charged, let alone give out dividend. High interest rate will put the final nail in the coffin, unless they are able to pass on increase cost to the Tenant in this weak consumer market. ![]()   |

Recently Fitch downgrades LMIRT from B+ to B and Moody downgrades rating to B2 from B1. Cash & Cash Equivalent = 113m, Total Debt = 862.9m, Other Liabilities = 186.9m  (As At 31 March 2022) Going to draw down another 67.5m loan facility in this high interest environment is suicidal.

Current business cannot generate enough cash to pay off debt and have to drawn on loan facility. May have to reconsider to enter, since Management will not use debt to fund dividend and may stop the dividend policy for the next few quarters untill Lippo Mall make enough profit for distribution. ![]()   |

UP TO S$67.5 MILLION BRIDGING LOAN FACILITY   The drawdown of the Facility is expected to occur on or about 28 October 2022.  The proceeds from the Facility are intended to be used for the refinancing of the existing debt obligations of PAL (e.g., the prepayment or repayment of a term loan facility of up to S$67.5 million under an existing S$135 million term loan facility made available to PAL in 2018)

Bro, we have not enter in a recession yet. The forecasted recession will kicks in somewhere 1Q or 2Q23 and end around late 24 or early 25 according to many " Experts" . You will know when company started to cut headcounts and shopping centre and kopitiam no longer have any crowd. Many tuition centre and insurance will go belly up and car and property market going into tailspin. Just my 2 cents! ![]()

Thank you for highlighting the issue of dividend for me. My guess, and i could be wrong, is that they will continue to declare the normal dividends as they had done so during the worse of time ... the peak of the pandemic. Its only a guess on my side and i do hope that i do not read it wrongly. I also think that the worse is over for the company. The present situation cannot be as bad as during the peak of the pandemic. Lets look at the result next week or week after.

Some of the malls are going thru asset enhancement.
Again those centralize Jakarta ie puri will see valuation growth.. The downside is it carry perpetual which is in USD... |
