SingTel share price has bottomed in the short term.    Positive and dividend is likely give support and share price is likely to recover and go up in the short term.  So I suggest to buy some.

From a stock market perspective,  capital commitments  can refer to the  shares  held by a financial organization that are currently available for sale. Right issues etc for shareholders to subscribe maybe, so every shares we hold, we need to have enough money to fork out for their offer.

Singtel partners Lendlease for $3 billion redevelopment of Comcentre HQ
Singtel has named Australia-listed real estate group Lendlease as its partner to jointly redevelop its Comcentre headquarters into an office redevelopment.

The telco said on on Wednesday (June 1) that the project will be designed by a " renowned team of architects" including New York-based Kohn Pedersen Fox.

It is estimated to carry a gross development value of $3 billion upon completion and will be a net-zero energy development built in line with carbon neutral construction principles, added the group.

Under the joint venture (JV), Lendlease will provide development, construction and ongoing property and asset management services.

Both Singtel and Lendlease have agreed to establish a JV company which will be 49 per cent owned by Lendlease, which will pay $1.63 billion to Singtel for the land cost of the development in or around 2024. Singtel will bear the differential premium payable.

Singtel will own a remaining majority 51 per cent stake in the new JV.

Including the land cost, Singtel expects the JV to incur a total cost of $2.7 billion by the JV company. This will be funded by a combination of external financing and equity commitments from both Singtel and Lendlease.

The telco' s current expected equity commitment ranges from $420 million to $570 million - although the amount of Singtel' s equity commitment will to be subject to, among others, the final redevelopment plan.

Earlier in February 2022, when Singtel first announced plans to redevelop its Comcentre headquarters, market watchers told The Business Times that shortlisted parties for the first phase of the project' s tender could be Temasek-linked companies such as CapitaLand Development and Mapletree.

The tender process closed in March 2022.

Located in 31 Exeter Road, Comcentre has been Singtel' s headquarters since 1979 and occupies a site area of 19,252.6 square metres (sq m).

Upon its estimated completion in 2028, the new development is expected to have a total gross floor area of over 110,000 sq m, comprising Grade A office buildings, a retail component and Singtel' s existing Orchard Exchange that houses telecom infrastructure.

Singtel will occupy 30 per cent of the redeveloped space and remain as its anchor tenant. The remaining space will be leased out and serve as a recurring income stream to the telco.

Group chief executive Yuen Kuan Moon expects the redevelopment of Comcentre to strengthen Singtel' s financial position, being part of the group' s capital recycling strategy to unlock the latent value of its assets such that proceeds may be invested in growth areas with the potential to achieve higher returns.

" We look forward to partnering Lendlease to create a lush green oasis in the heart of Orchard Road. With its unparalleled location in the centre of Singapore' s famous shopping belt with a modern urban design, smart workplace features and commanding presence, Comcentre will be an attractive location for progressive companies seeking a prestigious ' deep green' business address," said Mr Yuen.

Singtel and Lendlease have given too little details of what they are building. It could be the next super office in Orchard. IMO Singtel should have totally exited from that plot of land. That would have reaped it $1.6B in cash. The money will be handy to generate alot of new business ventures. There is no difference to have its HQ in Paya Lebar, Changi, Jurong or Woodlands. Shareholders like us want to have a higher dividend.  That said, with the recovery of open borders across all Singtel key markets, $2.60 is cheap!

Didn' t get it at 2.59.    Let' s see how tomorrow.    No hurry for me, it' s a long term hold.      If the freak accident happen, I am even more happy to get at better price.    Hehe.    I actually can tell who are the shortists, it' s clear as daylight.      Shortists always get anxious and start coming out when you post the facts for a price hike.      | ||||

Agree. If you are not confident in Singtel prospects, then be happy with the little winnings you have and don' t risk any more mental anguish in holding Singtel anymore. If you just want to talk down Singtel so you can re-enter cheap, the forummers here are quite sharp in detecting that.

Don' t know whether can or not.    That' s the 100 MA point.      No reason for it to break support.    More likely it will bounce upwards.    But a freak incident can always happen due to uncalled for selling.

Why you wanna buy a stock and be unhappy with the management? Better buy a stock that you are happy with the management.

2.79 is very high. I always have this thinking, its better to win little than lose heavily although if you dont sell...technically you can't "lose" but the opportunity to sell at 2.7 or 2.8 plus is once in a blue moon. Now i am thinking or buying back at 2.59. | ||||

Hehe, always happen lah.    Sell, then price shoot up.    As long as got money to take, it' s okay.      I did that many times too.    But I see there' s always a window period to go in, when everybody saying sell and the fundamentals tell you otherwise you should go in bravely and stay in.
