Between Jun 10 and 13, Mapletree Industrial Trust Management non-executive director Chua Tiow Chye acquired 250,000 units of Mapletree Industrial Trust (MIT) : ME8U +1.63% at an average price of S$2.49 per unit.
 
With a consideration of S$621,382, this increased his deemed interest from 0.05 per cent to 0.06 per cent. It followed his acquisition of 200,000 units at S$2.49 per unit on Feb 7 and 200,000 units at S$2.60 per unit on Jan 26.
 
Chua is also the deputy group CEO of Mapletree Investments, the sponsor of MIT. He focuses on driving the sponsor&rsquo s strategic initiatives including expanding and directing the sponsor&rsquo s international real estate investments and developments. He also directly oversees the sponsor&rsquo s global lodging sector as well as the private capital management function.
 
For the FY22 (ended Mar 31), MIT reported its gross revenue and net property income increased 36.4 per cent and 34.5 per cent year on year to S$610.1 million and S$472.0 million respectively. MIT owns 141 properties, comprising 85 properties in Singapore and 56 properties in North America, which includes 13 data centres in North America held through the joint venture with the sponsor.

Mapletree Industrial Trust (SGX: ME8U)Mapletree Industrial Trust, or MIT, is an industrial REIT that owns 143 properties valued at S$8.8 billion as of 31 March 2022. The REIT&rsquo s assets under management (AUM) are roughly equally split between the US and Singapore with data centres make up slightly more than half of the total portfolio. The REIT&rsquo s sponsor is Mapletree Investments Pte Ltd, a unit of  Temasek Holdings, and owns 25.8% of MIT. MIT has weathered economic cycles over the years but still managed to quadruple its AUM from S$2.2 billion back in fiscal 2011 (FY2011) to the current S$8.8 billion. For its fiscal 2022 (FY2022) earnings for the year ended 31 March 2022, the REIT reported a 36.4% year on year jump in gross revenue to S$610.1 million. Net property income climbed 34.5% year on year to S$472 million while distribution per unit increased 10% year on year to S$0.138. Investors who purchase units of MIT stand to receive a historical distribution yield of 5.6%. The REIT has several growth avenues to raise its DPU. It is currently redeveloping the Kolam Ayer 2 cluster at a project cost of S$300 million, with expected completion by the first half of next year. MIT also has a right-of-first-refusal with its sponsor over the sale of a 50% interest in Mapletree Rosewood Data Centre Trust. |

Mapletree posts 6.2% rise in FY22 profit to S$1.96b
 
MAPLETREE Investments&rsquo net profit for the financial year ended March 31, 2022 grew 6.2 per cent year on year to S$1.96 billion on the back of a record year of recurring earnings as well as higher revenue.
 
In a press statement on Tuesday (May 31), the property developer and manager reported recurring earnings of S$810.2 million, up 27.9 per cent from the previous year. This was further boosted by about S$1 billion in property revaluation gains, said the group.
 
Private fundraising activity totalled about S$2.7 billion following the successful syndication of its office and logistics funds in the US.
 
Revenue grew 4.6 per cent year on year to S$2.9 billion, mainly boosted by new portfolio acquisitions as well as higher revenue contributions from the 4 Singapore-listed real estate investment trusts (Reits) managed by Mapletree.
 
The results translate to a 9.5 per cent rise in earnings before interest and tax (Ebit) plus share of operating profit or loss of associated companies and joint ventures (SOA) to S$2 billion.
 
Due to the increase in net profit after tax and non-controlling interests (Patmi), shareholder funds grew 10.5 per cent to S$19.5 billion. The group also maintained its return on equity (ROE) above 10 per cent.
 
For the full year, Mapletree achieved total assets under management (AUM) of S$78.7 billion, representing a S$12.4 billion or 18.7 per cent increase from the previous year.
 
Chief executive Hiew Yoon Khong believes Mapletree&rsquo s capital management business has now &ldquo achieved the requisite scale and track record to capitalise on more opportunities&rdquo to accelerate the group&rsquo s AUM growth.
 
&ldquo With the easing of travel restrictions, rise in vaccination rates and reopening of economies, we foresee that the demand for quality office space and student accommodation will return,&rdquo added Hiew.
