Read this. https://www.propertyinvestsg.com/myanmars-failed-property-boom-what-really-happened/ Cyrus Pun CEO of Yoma admits the mid to high end condo sales has slowed significantly for the past 12 months. Condo units is expected to grow significantly. Yangon condo units is at 6600 units at end of Q3 2017. It is expected to grow with another 10,000 units in the pipeline. With appreciation of usd, lots of new condos in the pipeline, delays in construction, bad news on rohingya, a rapidly depreciating kyat, i find it hard to find good news to buy into Yoma. |

Good analysis. If the condos target foreginers working in the country or as foreign investment properties then price affordability shld not be an issue in a growing economy. The Co and the Group as a whole has diversified biz, so provided not too overly leveraged shd not be a problem. IMO.

How much does a 2 bedroom unit of Peninsula Residence cost? How much is the per capita income of yoma citizens? Also, is it selling in usd? If it is selling at usd, it would cost more to buy today than 1 year ago. | ||||

As long as this is an undervalued and profitable stock. Many big guys will collect it at lower price and expect it rise further. I asked my student to collect also. | ||||

I give my 2cents why i am bearish on Yoma. Not just for current quarter but going into next year. Why? Because strong usd. Fed is going to raise interest rate. This will cause usd to appreciate. I agree that usd debt will add pressure on Yoma earnings. Not only is debt a problem, the construction materials which Yoma buys are in usd. This will cause margins to fall. All is good, if Yoma can sell its properties. But lets not forget, Yoma can only grow if its currency Kyat is strong. If Kyat is weak, how can the country prosper? Everything the country imports becomes expensive. The people become poorer. So how can the population buys more condos? This is why we should be careful in buying stocks when we see it goes cheap. A cheap price today can mean cheaper price tommorrow. |

The borrowings including the interest payments are in USD which is a killer to Yoma. They have more than USD200m debts. With global interest rates on the rise, this will eat into their margins. With around S$25m cash on hand, short-term working capital seems to be ok but one has to watch out if the cash continues to deplete, a red flag. From technical perspective, the stock exhibits very bearish trend. Until the reversal signal is present, the stock price will continue to be depressed. A few years ago, Yoma was a darling by many analysts due to the only listed company in SGX exposed to Mynmar. Those analysts did not expect the fortune of Yoma will turn south after these years. Mynmar itself is still developing. As long as there is no political turmoil, the country reforms should do well. |

I don' t think its lucky to buy at 0.29. There is a reason for those wanting to sell at 0.29 or even shorting. If you don' t know the reason and believe in buying at the low because it is cheap, then it is wrong to attribute it to luck. In fact, it is unlucky you have to buy at 0.29.
