hi bro tank, i am long maple nac. bought last week after the spectualar crash on reits... i would say hstorically even with the HK riots that time, low was around 1.1+. got good upside, as this reits have no " western" assests, only HK and japan.

Following was posted earlier by myself last week :- As we moved closer to the reporting day for this REIT, I noticed some further developments that may improve on my earlier numbers below. There could be a further 5% uptick to the numbers :- For quarter 1.10.2019 till 31.12.2019, the distribution to be given out = 1.364c. 1.364c + another 5% = 1.432c. Actual distribution given out for above said qtr = 1.671c. I underestimated the extent of rental collection from the other properties besides Festival Walk. However,... Guessed I' m okay to err on the wrong side,... but without doubt, it would be better to be precise with only a 5% margin of error.

3Q FY19/20 Gross revenue for 3Q FY19/20 decreased by 36.3% to S$67.3 million, compared to 3Q FY18/19, while net property income (&ldquo NPI&rdquo ) declined by 40.0% to S$50.8 million. This was primarily due to lower revenue from Festival Walk as a result of rent relief granted and the closure4 of the mall since 13 November 2019, lower revenue from one of the Japan Properties due to expiry of the single tenancy for the building and conversion into multi-tenancies, and lower revenue from Gateway Plaza due to lower average occupancy. There was also lower average rate of HKD and RMB, partially offset by higher average rate of JPY. Finance costs in 3Q FY19/20 decreased by S$0.4 million compared to 3Q FY18/19 due to interest savings from the refinancing of borrowings and partially offset by the higher interest rate on floating debt. As announced on 4 December 20191 , due to the extensive damage sustained at Festival Walk, the mall has been closed since 13 November 2019. With the mall closure, rental from the retail tenants is not collectable over the period that the mall remains closed. The mall has since re-opened, and rental collection resumed, on 16 January 20202 . The re-opening date is earlier than previously envisaged the duration of the mall closure was for a total period of 64 days (from 13 November 2019 to 15 January 2020). As for the office tower, it was closed from 13 to 25 November 2019. Rental was not collected from the office tenants during this period. Rental collection for the office tower resumed upon re-opening on 26 November 2019. To mitigate the impact on the distributable income payable to unitholders when the mall and office tower were closed and there was no rental collection, the Manager has implemented distribution topups (&ldquo Distribution Top-Ups&rdquo ) as announced on 4 December 2019. The Distribution Top-Ups are funded from capital, and will be paid as capital income distribution to the unitholders. When the insurance claims proceeds are received, any amount which exceeds the Distribution Top-Ups will be paid as distributable income from operations to the unitholders. Previously, in the announcement on 4 December 2019 (please refer to footnote 4 on page 1), it was mentioned the Manager would implement a distribution top-up which was on the basis that it was uncertain, at that point in time, how long Festival Walk would remain closed for repair works during 4Q FY19/20 and the consequential impact on the distributable income. Accordingly, the Distribution TopUps were envisaged to be implemented over three quarters, ie. in 3Q FY19/20, 4Q FY19/20 and from 1 April to 30 June 2020 (&ldquo 1Q FY20/21&rdquo ), based on approximately 40% of the projected Festival Walk retail revenue for each quarter. As the mall has now re-opened on 16 January 2020, earlier than previously envisaged, there will be no further Distribution Top-Ups in 1Q FY20/21.  Accordingly, 3Q FY19/20 DPU was 1.671 cents, 13.3% lower compared to the same quarter last year, after taking into account the distribution adjustments including the Festival Walk Top-Up1 .  | ||||

With the EGM scheduled to be on 20.1.2020, we will look forward to a confirmed acquisition completion date, which is indicated by the day of issuance of the Transaction Units. This is the day when rental contribution will start from the two Japan properties. Of notable observation would be next week. If FW mall truly re-opens for business next week, we will then have ONLY 15 Days of mall downtime for January. Subsequent days for this quarter will be ramp-up days the mall,... hopefully,.... with no further untoward incidents. |

Staff at Chinese-style restaurants in the venue have revealed to this newspaper that they have been notified of the reopening of the shopping malls or may be able to catch up with the golden sales period before the Lunar New Year. It has also been revealed that individual banks with branches in another city have recently contacted the relevant departments of the shopping malls and have been informed that the shopping malls are initially scheduled to reopen on the 16th of this month. Another city shopping mall on November 10 last year, violent police-civilian clashes broke out, a group of black-clad and mask-wearing protesters scattered scattered on different floors at 2 pm, in meixin restaurant written " blue shop" , " milk" and other words, after a number of merchants closed the gate, plainclothes police officers and riot police storm into the mall, chaos injured and arrested, more out of the news. " Killing people" charges. By November 12, several black-clad men had stormed the mall and burned the Christmas tree with petrol bombs and smashed glass on several floors. Of course my analysis is not accurate because the 2 Japan properties should contribute to the DPU in Q3 nd Q4. It may not be much if we see $485M compare to the total portfolio of the reit. Anyway, that' s just my opinion, no one has to agree. DBS, CIMB and OCBC has all reduce their TP this morning.

Based on your Q1 and Q2 DPU numbers and project into Q3 and Q4, yield will drop to 3.9% for next year. Its too low based on current HK/China  geopolitical risks. No wonder mgmt is desparate to quickly buy the 2 Japan properties. I won' t be buying at current price, just watch first. Lower price may be.
