Hot stock: Manulife US Reit up 13.8% in heavy trading



UNITS of  Manulife US Real Estate Investment Trust : BTOU +13.79%  (Reit) jumped as much as 13.8 per cent on Monday (Nov 6) amid heavy trading, extending gains recorded on Friday.

The counter reached a high of US$0.066 on Monday morning, up 13.8 per cent or US$0.008 as at 10.58 am. The last time the Reit&rsquo s units closed near this level was US$0.068 on Aug 31. It was also the fifth most traded counter by volume, with 15 million units changing hands.

The heavy trading comes after the Reit&rsquo s manager  said on Friday  that it was on track to conclude bank negotiations by the end of the year, after the Reit breached its lenders&rsquo unencumbered gearing ratio. The manager first entered into discussions with banks in July.
 


A key component of its restructuring is the introduction of a sponsor support package, which has been seen as &ldquo compelling&rdquo to all parties, said  the manager&rsquo s chief executive Tripp Gantt in his business update for the third quarter. The package aims to address the Reit&rsquo s long-term liquidity needs.

Manulife US Reit owns office properties in the US, including 1750 Pennsylvania Avenue NW in Washington, DC.

Hot stock: Manulife US Reit up 13.8% in heavy trading



UNITS of  Manulife US Real Estate Investment Trust : BTOU +13.79%  (Reit) jumped as much as 13.8 per cent on Monday (Nov 6) amid heavy trading, extending gains recorded on Friday.

 Alert Admin 		For the current depression price. Worth a short term Pun, positive news with regards to sponsor package and also fed holding interest rates and unlikely to raise further may be catalyst for this to move up north for a bit. However the macro issues still exist with regards to 2023 year end valuation. and potentially losing 'nav'. So pls play with care while we await Christmas present

  • MUST achieved rent reversion of +24.2% in 3Q23 driven by lease renewal by its fourth-largest tenant, Kilpatrick Townsend, at 1100 Peachtree in Midtown Atlanta.
  • Management is negotiating with lenders on a waiver for the breach of financial covenant and working with its sponsor on formulating a sponsor support scheme. It targets to announce the loan restructuring by end-23 and hold its EGM in 1Q24.
  • Maintain BUY. Target price: US$0.18. Valuation is attractive with 2024 distribution yield at 18.8% and P/NAV at 0.39x.
