Fraser 5th largest industrial reit. NTA 92 cents. Trading at $1.04, yield around 8% ESR Reit 4th largest industrial reit. NTA 49 cents, trading at 49 cents, yield around 8% I think switch to ESR for more potential of capital gain.. :)

Bro,... I really do not know what they are talking abt.. My records clearly stated 1.68c dpu payout last year Q4. Then I checked with the SGX filings again just now, it' s 1.68c. So, it' s 1.68c rising to 1.75c this year Q4. What' s happening ???????

I have a feeling that if the Equity Fund Raising exercise is done in the right way, the additional number of units added  will not cause a reduction in the dpu post-exercise. The yield of the acquired properties is important too, and must be high enough. | ||

Dpu accretive can be a very trivial term nowadays.As long you dont place out too many shares or no shares , most of the transactions are dpu accretive. Of course +0.1cts also considered as accretive.
Expenses wise i think as the AUM gets larger, they will have the economy of scale . |

Yes,... just two things that popped-up in mind,.... 1) " The NSW  and QLD properties are each leased to two individual tenants with average fixed annual rental increments of 3.1 per cent and 3 per cent per annum, respectively." - This type of increment is just enough to cover rise of property expenses every year. NO more leftover for dpu rise. 2) " He added that both properties will be accretive to FLT' s distribution per unit." - how much more accretive ?? There is no model to show, as in other acquisitions whereby, a model will show what happens to the dpu if they made  this acquisition beginning  on a date in the past.

Any more details of this acquisition ? As in :- 1) Is it dpu-accretive ? 2) How to finance ? Any Rights Issue for us ? 3) Property characteristics ? 4) ETC, ETC ??
