from L& T research :The board of directors of LHN Ltd ($0.325, down 0.005) wishes to inform the shareholders and potential investors of the Company that, following the preliminary assessment of the Group&rsquo s unaudited financial results for the financial year ended 30 September 2023 (&ldquo FY2023&rdquo ) and based on information currently available, the Group expects to record a lower net profit before tax from continuing operations plus profit from discontinued operations (net of tax) (&ldquo Profits&rdquo ) for FY2023 of no less than approximately S$40 million as compared to the financial year ended 30 September 2022 (&ldquo FY2022&rdquo ) of approximately S$52.5 million. The lower Profits for FY2023 arises mainly from the Space Optimisation Business due to estimated net fair value loss on the Group&rsquo s investment properties and joint ventures&rsquo investment properties in FY2023 as compared to net fair value gain in FY2022, which will be partially offset by one-off gains of approximately S$26 million from (i) disposal of an associate (Getgo Technologies Pte. Ltd.) and (ii) disposal of the Group&rsquo s 84.05% shareholding interest in its non-wholly owned subsidiary, LHN Logistics Limited, through the acceptance of the voluntary conditional general offer, and will be included in profit from discontinued operations (net of tax). According to Straits Times, the guidance was voluntary and in keeping with the Hong Kong stock exchange requirements, where LHN has a dual listing. But without vetting the numbers, reading the guidance in its entirety, or doing their sums properly, market players here scrambled for the door, pushing the stock down from around 33 cents yesterday to about 31 cents at its low. The stock closed the day at 32.5 cents. Should investors have panicked? No, and here&rsquo s why according to Straits Times. Established by founder Kelvin Lim some 30 years ago, LHN is a formidable force in the realm of real estate, especially in co-living and space optimisation. Combining a blend of innovation, financial acumen and commitment to quality, the company has been able to identify and capitalise on lucrative opportunities within the real estate landscape, ranging from commercial spaces to residential developments. Best known for its Coliwoo co-living apartments, the company is also into carpark management and integrated facilities management. Space optimisation has been its forte: It converts underutilised or vacant spaces into functional and productive environments, thereby maximising their potential. The most exciting is its co-living business, which refers to a modern form of &ldquo group housing&rdquo where residents &ndash students, young couples, expatriate executives &ndash share some communal space for socialising or shared amenities such as laundry, gym and pool. Some smaller co-living set-ups also have communal kitchens. This concept has gained popularity in recent years, especially among the younger set, due largely to the rising costs of housing, urbanisation and changing lifestyle preferences. It has become increasingly common in major cities such as London and New York, where shortages of apartments and skyrocketing rents are the norm. LHN&rsquo s Coliwoo is now the biggest operator in the Singapore co-living space, with 17 locations. It also has four more locations hosting its Soho brand. The company controls 2,064 keys, with occupancy at above 90 per cent and rentals averaging between $2,200 and $3,500 a month. Analysts reckon that given the shortage of decent accommodation in Singapore, the upside on these rentals is enormous. In addition, LHN manages an industrial portfolio comprising 16 properties with around 2.3 million sq ft of space, including businessto-business facilities and self-storage complexes in seven locations. The company paid a higher interim dividend of one cent for the first half ending March 31. Given the $26 million gains from the disposal of its two business units and over $40 million in full-year net profit, one can reasonably expect LHN to pay an even more generous year-end dividend (three or four cents perhaps?). Following the sell-down on Wednesday, the stock is trading at a price-to-earnings multiple of under 3.7 times, compared with an average of 18 times for listed property stocks here and 15 times for S-Reits. Meanwhile, LHN&rsquo s market capitalisation stands at under $130 million and net asset per share is almost 49 cents. Every analyst who has written about the company reckons it is worth at least 50 cents. We agree with Straits Times view and believe the sell-down could present an opportunity to &ldquo Accumulate&rdquo LHN given its undemanding valuations and attractive div yields. &ldquo Accumulate on Weakness&rdquo . | ||||

We agree with Straits Times view and believe the sell-down could present an opportunity to &ldquo Accumulate&rdquo LHN given its undemanding valuations and attractive div yields. &ldquo Accumulate on Weakness&rdquo . Lim & Tan already came out and said the above Up listing to main board coming too

Yes, let' s aim for $0.50 and above, else will not sell. Hoping for BBs to come in and push up the share price. The activities in the past few months have been laclustre and few players come in to punt on this counter. Now the outlook is looking better, shall we encourage more players to punt on this counter to boost up the morale?

Do not panic in the face of adversity, else you will regret. Always be calm in all situations especially this LHN counter is generating profit and is expected to do better than expected. Be fearful when many people come in but be greedy when no one comes in. Today is one of the better time to acquire more LHN shares as the noises generated will scare away those contra players and not those who can pick up the shares. Just my 5 cents worth of opinion and dydd. | ||||

All in, FY profit no less than $40m OS 409m All in full FY earnings still have 9.8c based on above 1H NAV already at 48.7c BTW, 1H also issued profit warning, but share price eventually hit 40c   |

In shares trading, expect the unexpected as you think the profit guidance is pulling down the share price but who knows all of a sudden turn of events, the share prices might u-turn unexpectedly. For those who think the prices are trending down with no end in sight, someone might just come in to push up the price. At current prices, you can buy and keep for long term as the fundamental is good and the business revenue is going to be good. For contra players it is not worth to punt on this counter unless you got money to pick up, else don' t touch.
