Lol ... I like your ever-optimism :). SG investors always kiasi.   US side more gung-ho.   Rates go up, even growth companies also go up.   Those guys are super optimistic gamblers.

I agree with your logic of looking at SG T-bills.   That is why I was always surprised when SG REITs reacted to movements on US treasuries even when the specific REIT doesn' t even have USD debt. Oh well, let' s see what happens at 9am.   May be a non-event.

Well, I think investors here look at singapore t-bill yield more than US bond yield. Right now u place ur $$$ in singapore t-bill fetches u about 2.3% vs 6+% in reits. So this is what attract investors to local blue-chip defensive sg reits especially since share price is still quite low. I doubt local investors here looking at US bond yield unless those institutional investors so now is a tug-of-war between retail and institutional.  In late 2022-2023, US Bond yield was 5% and Singapore t-bill yield was almost 4% so that was the worst  period for reits when both Insitutional and local investors are avoiding sg reits. So the worst period for reits was  in 2023. eg: CICT was $1.7+ in 2023 vs now $2+.  What we need is interest rate cut and US bond yield to drop for BOTH retails and Institutional to  join in the rocket ride

The dividend is paid mostly from rental income.   And rental is usually 4-8% depending on country, location, type of property, etc. So after subtracting operating cost, reduced income from non-performing properties, etc, the remainder is distributed.

One thing I don?t understand. If they need to distribute 90% of their earnings, how come their dividend always so little?

REITs are by their very nature, financing instruments to acquire income generating properties. Yes, they can balance loans to a limited extent by divesting existing assets or issuing more shares.   Unlike non-REITs, they don' t have much retained earnings as 90% of profit must be distributed.

Usually may apply pressure on REITs as these are debt heavy companies and are also bond proxies. CLI also suffer second order effects due to lowed fees from its REITs.   But effect is less pronounced than REITs. 4.5% is a key level so we may see some reaction on share prices.
