E-application of Sing Holdings&rsquo North Gaia EC to start on April 7 ByCecilia Chow / EdgeProp Singapore | April 1, 2022 9:49 PM SGT The e-application of Sing Holdings new executive condominium (EC) North Gaia at Yishun Close will begin on April 7. The 616-unit project is the first EC to be launch in the Yishun district in seven years, according to Sing Holdings. There are 11 blocks of 14 storeys each sitting on the 231,575 sq ft, 99-year leasehold site. About 85% of the units are said to have a north-south orientation, with units enjoying pool views or of the surrounding greenery, including views of the 40ha Khatib Bongsu Nature Reserve located nearby. Apartments range from 958 sq ft to 1,076 sq ft for a three-bedroom unit 1,313 to 1,389 sq ft for a four-bedroom unit and 1,593 sq ft for a five-bedroom unit. A selected number of three-bedroom units allow owners some flexibility in terms of space customisation. Communal facilities include two 50m swimming pools, a competition-size tennis court as well as indoor, outdoor and aquatic gym. North Gaia is scheduled for completion by 2027. &ldquo We have put a lot of thought into the site orientation and interior layout of the units,&rdquo says Lee Sze Hao, CEO of Sing Holdings. E-application period will stretch from April 7 to 19, with prices of the units to be released on April 20 and 21. Booking of units will start on April 23. |

A more optimistic guess of net profits if we use 200psf net profit (may be a bit too optimistic but just to put a number to it): Gross Floor Area 648441sq ft Net profit 648441*200=$129,688,200 divide by number of shares 400,994,652 NAV may increase by $0.3234 For NAV to reach $1.00, the company only needs to earn $0.20 which is $80,198,930.  That means a net profit of $124.    Every 10psf net profit is $6.5m = $0.0162 in earnings.

its good to be conservative to expect 5 to 6 cents increase over 4 years, that will bring NAV to above $1.00.  Chances are that North Gaia may contribute even more to give us some positive surprises.

Agree - as land prices head north, they can still participate via a 3-way jv, while lowering their risk profile.
Between 2018-2021, BV increased at approx. 3.5 cents per annum after dividends. Excluding any new projects or revaluation, North Gaia is expected to add 5 to 6 cents per annum over 4 years. The discount to BV, should narrow accordingly. With the recent bid attempts, it shows that North Gaia has an increased risk appetite in building the profits of the company.
