On an unrelated matter, why is Ascendas doing an equity raise to buy 25 Loyang Crescent, at a price which implies only a 6.4% NPI yield (i.e. before central costs factored in) and which only has a 27 year remaining life?

x 0   x 0  Alert Admin	Ascendas goes XD (3.75 cents) on 31 Mar. If the share price holds at 2.50 on 30 March, then after XD it should theoretically adjust to around 2.46. From there, it may drift lower toward the placement price of 2.40.    Looking at the chart, 2.40 should serve as good support if it does get there.

The increase in data centre exposure would position CLAR nicely to  benefit from the ramp up in AI demand. With CLAR&rsquo s 6% div yield, 1x  book and 29% upside to consensus target of $3.22, we maintain an  &ldquo Accumulate&rdquo rating on CLAR, especially on further price weakness.
