Just focus on 4, in decreasing order of financing risk: #1. DRT: Long past debt payment deadline last year, now in 3rd extension. Forced into selling 2 most lucrative malls (out of 7 ) as part of negotiations to refinance debt. #2. ECW: Debt payment deadline in 2 mths. Negotiations to refinance debt underway #3. Sasseur REIT:  Debt payment deadline on March ' 23, less than 12 mths away #4. CLCT: The only China-focused REIT w/o refinancing risk, can easily tap SG banks for refinancing. |

70+ I think. What I meant was: Under what circumstances will interest rate go up? Actually cutting interest rate means trouble times ahead. History has shown, every time, a few months before the real interest rate hike, the market will tank first. Then when interest rate finally goes up, the market normally will not react to it. In fact, it tends to go up. REITS are like that also, and there is a technical reason. To convince oneself, the easiest is to go have a look at the past interest rate curve and **solid** reits share price over the same period. No need to understand the mechanics the chart will show the real effect.

Yeah. Forget about mergers. If CLCT is good, those sharks will try to undercut with a lowball offering as always. Just enjoy the yields and growing assets. Afterall, the debt ratio is still quite comfortable for more acqusitions.

No need merger la......take passive income better. Going forward, above 9.5 cents annual DPU not too much to ask for. If so, yield is 8% based on current price.  Very attractive indeed. |
