Yes,... the effect is there : the dpu in AUD keeps going up, and the dpu in SGD keeps going down in the last few qtrs.

I tend to take a different view. With Brexit, I think the UK is facing a horrible calamitous situation, for the sake of keeping out economic migrants.  The fact is that London and the other key cities voted to stay, while the country bumpkins in the countryside voted to Leave.  You can figure who are smarter.Boris is a clone of the Donald.  Very insular very anit-immigration.  Germany and the Netherlands will be a clear beneficiary, from Brexit as will Ireland, of the switch out of the UK.  A no-deal Brexit will hurt the UK, and benefit these other economies. We have to look at the future. Anyway, I am not sure how you came to the conclusion that they over-paid.  High can go higher.  Low can also go lower.

Buying properties at it's high is risky for a reit.
Great for sponsor but not for a reit. Dyodd.

The props are freehold. This is a rare largely freehold industrial reit in SG. Very rare. Only risk is the currency risk.

Actually a lot of these projections - I don?t really rely on. What I would consider are the cost of funding, freehold tenure, sponsor, location, clientele and and whether this would be yield accretive - in this case Eurozone loans are cheap. Let?s see.

I appreciated your comments. So,.. we' re saying here that probably, after this acquisition and the accompanying EFR activity completed, the dpu will dip for the period July till December 2019, and will subsequently recover in 1H2020 ?

Pertaining to the proposed latest acquisition of 12 PRIME LOGISTICS PROPERTIES IN GERMANY AND AUSTRALIA, most details are beneficial to unitholders,.. One point that needs to be emphasized on is that the dpu post-ALL activities (incl above proposed acquisition) is ONLY 3.47 Australian cents (3.37 Singapore cents). The above dpu amts come abt after taking into consideration the one-off capital gains taxes that need to be paid.   |

From yesterday' s 2QFY19 results report, the dpu in AUD INCREASED from 1.70 AU Cts to 1.82 AU Cts for 2QFY19. BUT : the same dpu in SGD DROPPED from 1.81 SG Cts to 1.76 SG Cts for 2QFY19. It' s because of this clause on Page 16 of 26 : 2QFY19 DPU is calculated after taking into consideration the foreign currency forward contracts that FLT has entered into to hedge the currency risk on distributions to Unitholders at A$1.00 : S$0.9666 (2QFY18: A$1.00 : S$1.0647). Why did the manager hedge so low for 2QFY19 ?????!!??????????? |

If I have to choose Industrial reit, I would rather choose Ascendas or mapletree haha. Anyway, I hope you can answer my question. Since FLIT has negative rental reversion for 4 straights quarter, is it a worrying sign for you? The only thing that stopping me from investing in this reit is the negative rental reversion.

I think you need to compare the different sponsors and quality of assets and geographic markets to make this suggestion.  ESR and Frasers are quite quite different.
