not important if the protestors  distrust chinese govt. more important if the MNCs  trust the chinese govt. MSCI  moving  to hk from singapore shows business still moves to hk shows the latter (trust). only without riots and indiscrimante protecting, there will be a stable environment to do business.

Today,... there was supposed to be a big demo around the LegCo building because the debate to be carried out today was abt the National Anthem for China to be utilized/sung in HK. But there was no report of any turnout there. Riot cops around the LegCo bidg shown Live by CNA this morning, and reported by Roland. Instead, there was report that A FEW HUNDRED protestors were ' doing their stuff' around HK, and they were ' crying' for Independance. This was reported by Bloomberg this evening at 7.00 pm.

The problem here is the protestors do NOT trust what the Chinse govt has promised/committed. Anyway, since Festival Walk (FW) caters more to the residents in the nearby vicinity and to the tow universities, political rhetoric shld not affect its tenants too much. Rental collection shld be quite stable, no ? I only hoped that our govt does not comment too much,... otherwise, what that happened back in Nov/Dec will happen again to FW. As I have said in this thread a few mths ago, FW is there for everybody,...

WASHINGTON: China&rsquo s proposed national security legislation for Hong Kong could lead to US sanctions and threaten the city&rsquo s status as a financial hub, White House National Security Adviser Robert O&rsquo Brien said on Sunday. &ldquo It looks like, with this national security law, they&rsquo re going to basically take over Hong Kong,&rdquo O&rsquo Brien said on NBC&rsquo s &ldquo Meet the Press&rdquo . &ldquo And if they do &hellip Secretary (of State Mike) Pompeo will likely be unable to certify that Hong Kong maintains a high degree of autonomy and if that happens there will be sanctions that will be imposed on Hong Kong and China,&rdquo he said. US government officials have said the legislation would end the Chinese-ruled city&rsquo s autonomy and would be bad for both Hong Kong&rsquo s and China&rsquo s economies. They said it could jeopardise the territory&rsquo s special status in US law, which has helped it maintain its position as a global financial centre. &ldquo It&rsquo s hard to see how Hong Kong could remain the Asian financial centre that it&rsquo s become if China takes over,&rdquo O&rsquo Brien said. Global corporations would have no reason to remain, he said. &ldquo One reason that they came to Hong Kong is because there was the rule of law, there was a free enterprise system, there was a capitalist system, there was democracy and local legislative elections,&rdquo O&rsquo Brien said. &ldquo If all those things go away, I&rsquo m not sure how the financial community can stay there. ------------------------------------------------------------------------- Wil Festival Walk be affected even if HK retracts from being a global financial hub ? After all, FW serves local residents around the Kowloon Tong area and do not depend too much on tourist-shopping.... Tenants will still continue to be able to do their business well at the mall no matter what happens to HK in this aspect. |

Sorry,... you are right : the FY for MNACT is from April 30 to March 31. Hence,... a Business Update will be provided in July/August this year for 1QFY20/21, for the period 1 Apr 2020 till 30 June 2020. The Business Update will not be telling a good story,... what' s more important is what will happen in,... say 6 months from now....

Before the protests started last year, MAGIC was trading at $1.30+ with a high of $1.45. At 80cents, its more than priced in. I think that its reasonable for it to recover to the $1 in the short term. Lets wait for the 1H results to be out for greater clarity, in October? Hopefully there will be a 1Q update in july.. | ||||

Yes, the basic fundamentals of FW shld remain, though there might still be lagging effects from lower overall rental collections due to rent waivers and deferments. These lagging effects would be reflected in the 2QFY20 financial reporting to be released sometime in August. BUT,...moving fwd, after things have settled down, would MNACT be able to command the high rentals we have been enjoying earlier ? ----------- HONG KONG: Introducing the national security legislation for the Hong Kong Special Administrative Region (HKSAR) helps protect the legitimate interests of both Hong Kong residents and foreign investors, Chief Executive of the HKSAR Carrie Lam said on Saturday (May 23). Business confidence in Hong Kong will improve as the place will be safer after its legal system and enforcement mechanisms to safeguard national security are established and improved, Lam said, stressing the interests of foreign investors will not be damaged. Lam made the remarks at a press conference that was also attended by multiple other government officials and members of the Executive Council. A draft decision on establishing and improving the legal system and enforcement mechanisms for the HKSAR to safeguard national security was submitted to the third session of the 13th National People' s Congress (NPC) for deliberation on Friday.  
National security is the top priority of every country and region, which is the foundation for residents' well-being, Lam said.Over the past year, Hong Kong has seen rising risks of endangering national security and the alarm of terrorist activities in Hong Kong has been raised, she said. Given the increasingly serious situation in the HKSAR, the executive and legislative authorities of the HKSAR have difficulties in completing on their own legislation for safeguarding national security in the foreseeable future, Lam said. The HKSAR government supports the NPC' s deliberation of the draft decision to establish and improve at the state-level the legal system and enforcement mechanisms for the HKSAR to safeguard national security, Lam said. - Xinhua/Asian News Network

Actually HK malls have been open for quite a while aleady. Most stores should be paying their rents. Office component of festival walk should also be operating. HK has started returning to work earlier this month. Right now, the main concern is the new security law which I think is overplayed. Hang seng will recover. | ||||

The three properties that MNACT has in Japan would not be affected by any lockdown, right ? They' re all offices and all the same, they have to pay rentals whether they use the offices or the employees worked-from-home. Will lockdowns affect office rentals, like what the lockdowns did to retails and malls ?

The thing is there is this group of persons who wish to prosper with another party, and NOT with China. What the reason is for this is speculative. There is no clear evidence why this group of persons are like this. There is, out there,.... speculations that a foreign govt is paying these persons to do this. With the new security law, China can start searching for clearer proofs that there is foreign interference here. If there is strong evidence n this, then solid actions can be formulated to fend this initiative. At the end of the day,... it is good for China to intervene. The protests seems to be going nowhere, and the activities continued to destroy HK. I' m sure many Hongkongers are tired of this too,... except for this group of persons here. |

Has it ever occured to you guys that with this law, things would improve for HK ? It is also in Chna' s benefit that HK continues to prosper. What is there to gain if HK is erased ? The problem now is there is a group of people out there who does not want HK to prosper TOGETHER with China. They preferred to prosper with other foreign parties. This is the problem. These people need to be dealt with now. If China does pu in the right rule of law, many Hongkongers would be happy too that their lives will be back to the earlier days. Why would China want to destroy everything that HK has built-up ? |
