Yes,... it was unfortunate that one tenant pulled-out after listing,... bad sign. But then,... subsequently, things looked better. No more tenant terminating early, and rental reversions have been quite okay,....

Emm,... 1) Lower recoveries income is okay, because lower recoveries income means lower property expenses,.... and lower property expenses means HIGHER net property income, higher distributable income and higher dpu, with all else constant ! 2) Lower  rental income is known,... this is unfortunate. But at least we got the following :- a) USD 1m of compensation fee. b) a replacement tenant who moved in a few mths later, and this replacement tenant will start contributing to the rental income from December this year. I am not giving-up in this counter yet, but well,.... if KBS raises another IPO this quarter,... I will not buy !

"For the three months ended Sept 30, gross revenue dipped 2 per cent below forecast to US$22.7 million largely due tolower rental income and recoveries income. The latter is recognised from charging tenants for reimbursements of certain property expenses. The lower rental income was from a drop in rental from a tenant at Westmoor Center (in Denver, Colorado) which vacated the premises ahead of its lease expiry and paid a compensation fee in Q1 2018." |

It' s prudent to stay updated with oversea properties price trend and vacancy rate trend when investing into reit with oversea properties. Buying properties at its high is risky for a reit.

Tq laksaman fro the good info,... this info is very critical,... is the commercial mkt in The US retreating ?? The last tow paragraphs in the ariticle is worth mentioning,... " Robust  job growth, a surge in gross domestic product growth to 4.2% in Q2 and favorable regulatory and tax policies have resulted in strong commercial real estate fundamentals during this  unusually long cycle. Though this economic expansion is expected to persist through 2018, Nelson does foresee a slowdown in 2019. &ldquo The economy has been on an upswing and that&rsquo s part of what&rsquo s driving  this GDP pickup this year  &mdash 2018 will probably be the strongest year of  economic growth  this cycle,&rdquo Nelson said. &ldquo My forecast is for economic growth to slow in 2019 and 2020 and we should definitely see more of a slow-up in property transactions and leasing transactions too.&rdquo " Hmm,... this is going to put a dent in the take-up rate of the upcoming KBS IPO, and the possible listing of Ascendas-Singbridge REIT too, if  this comes,...

Yeah, the last statement here is very important,... another acquisition coming along,... I saw this statement too ealrier, which caused hesitation in myself taking up this Rights Issue. If the current acquisition of Westpark properties  is NOT  dpu-accretive, it sets the precedence onto the mindsets of investors for future acquisitions. Secondly, the sum is less than 10% of the total assets, which means the sum is going to near 10% ?? This is a very big acquisition,... If the quality of the acquisition is NOT good, it will pulldown everything. I am quite into the red now for this ctr,... however, I am still not cutting loss. But 1) I am not taking-up the Rights, and 2) I am not averaging down with the current price dips. Better to just sit and see from the sidelines (while collecting FALLING dpus) to see if  this ctr  will recover.
