N the special dividend is one-off.
Hence no point comparing as though it is recurring. Use the regular dividend for comparision for long term yield.
Also, when Ex-Div, theoretically, the share price per share will drop by the Dividend Amount. (So the one-off dividend is already built into current share price as it is public info. )

Wee Hur completes disposal of 37.1% stake in PBSA segment for A$355.4 mil

Wee Hur Holdings has completed the disposal of its 37.1% indirect stake in seven of its purpose-built student accommodation (PBSA) assets to Greystar.

The sale of the PBSA segment to GS Australia Venture I Mid Trust was for a net consideration of A$355.4 million, or $319.8 million.

GS Australia Student Venture I Mid Trust is a unit trust wholly owned by the GS Head Trust, controlled by affiliates within the global real estate organisation Greystar Real Estate Partners (GREP).

The group first announced the sale in Dec 2024, and about 99.93% of its shareholders voted in favour of the sale at an EGM held in Feb.

Following the disposal of the asset, Wee Hur will have a 13% stake in the segment. Reco Weather, a company incorporated in Singapore and is under GIC Group, currently holds 49.9% of the sales units.

Still a good entry point at 0.51-0.52 If nothing can pocket sure shot dividend (~15%) in < 2 months.
Probably will rise in a day or two after the tariff tantrum settles.

FY24 revenue/adj. PATMI fell below our expectations, at 86%/78% of our FY24e estimates. Building construction (~32% of FY24 revenue) segment&rsquo s 2H24 revenue/operating profits fell 67%/19% YoY, as tenders remain competitive. Order book fell by 21% from June 2024.
The net proceeds from the sale of a 37.1% stake of the WH PBSA Master Trust is estimated to be received by May 2025. Given net proceeds are received, we believe ~20% of net proceeds (~S$0.065 per share) could be distributed as special dividends before 1H25e results. The ~S$300mn net proceeds, ~76% of Wee Hur&rsquo s market capitalisation, would bring Wee Hur to a S$126mn net cash post-dividends distribution (FY24: net debt S$114mn).

This one came up from $0.42 just 2 weeks ago and now have moved more than the delcared specialm dividend to $0.515 which is more than the 7 cents delcared.
Singpost better lah. Have not declared their special dividends yet (next month likely) and just only started to move last week from $0.57

As per SIAS report to Wee Hur query the company said likely to give special dividend after received approval from sale proceed....the company also announced Australian side no objection to this sale and money coming 20 business day too
