Response to SIAS 29 Dec 2020: " ........  Company&rsquo s Response: The Group investment properties valued at $157 million were purchased between the years 1999 to 2011, at a total cost of $84.48 million. The interest rates have since been declining and the relatively high rentals we enjoyed for many years has resulted in the property loans being fully paid up and with the substantial increase in the property values, it has indeed been a very successful investment. Several years back, the Board had already reviewed and decided not to invest anymore in Strata Title retail properties. In fact we have sold 27(units) properties for a total sum of S$79 million. The purchase price for these properties was S$49.7 million thereby resulting in a capital gain of S$29.3 million. Sim Lim Square launched their collective sales in April 2019. It did not attract any interest as the S$1.25 billion price tag was deemed too high. Another attempt is unlikely to take place in the near future as majority of shop owners continue to remain unrealistic on their demands. City Plaza Collective Sales Committee convened an EOGM in September 2019 but failed to achieve the required 80% of shop owners agreeing to the proposed price of S$1.05 billion. A new EOGM was conducted in November 2020 and a new Collective Sales Committee was appointed. Work is now in progress to appoint a law firm, a valuer and a Marketing Agent. Subsequently a new launch price will be fixed and another EOGM will be convened if at least 80% of shop owners sign the sales agreement agreeing to the amount they will receive, only then a new launch can proceed. ....... " City Plaza collective sale higher probability to succeed given that Paya Lebar is now filled up with many new developments, both residence and commercial. 2021 looks good for Second Chance.   |

EGM this morning on: THE PROPOSED ADOPTION OF THE SHARE BUYBACK MANDATE Company response to AGM (EGM held immediately after AGM) " We acknowledge the low liquidity of our shares and we are seeking approval for a share buyback scheme at the upcoming EGM (to be held immediately after the AGM) which, when approved and implemented, could be viewed as &lsquo returning cash&rsquo to shareholders who wish to sell their shares" Watch out for share buyback.   |

Second Chance Properties TUE, MAR 31, 2020 - 8:43 AM The mainboard-listed company on Monday posted a  23.1 per cent drop in net profit in its second quarter  ended Feb 29, despite a slight increase in revenue. The difference was due mainly to a fair-value loss on financial assets of S$0.7 million in the second quarter this year, compared to a fair-value gain of S$0.2 million last year. Second Chance Properties shares closed unchanged at S$0.17 on Monday before the results were released. |

Property all sold already, albeit at good gain.  Do they also have a substantial amt of gold holdings?    Gold is down anyway.  So, they need (and possibly have) a new strategy to generate recurrent income to continue with the high dividend policy.  Overall, a decent company to invest in in my view.  Not vested.

My advise is better dun touch its warrants unless you are damn confident that 2nd chance share price will go up even higher at current price in 3 yrs time. I knew that bcos I got a bad experience with warrants before. In the end, I had to write off all of my capital that I had invested in the warrant of local listed company called Teledata. This is bcos I never convert its warrants to its mother share bcos the exercise price is much more higher than its mother share price when the warrant is about to expire.

Was told by their registra, wrt can' t convert now must wait till expiring  or nearer   to it ? no matter what  good intrinsic valve also no use loh...wait  three years later ...correct me if I am wrong Tks.. |

Buying wrt17 at a discount of 5%..i think.it is a.good.deal...most of the wrt.trade at a.premium at 5 to 30%....if i convert my 100 lots with 40k...i can make.around 1400 within 5 working.days...if i am.able to sell the sell.at 44.5c.and buy wrt and convert again .but if wrt price back to 4.5c...zero.premium...also $1400...so.i.am still yet.to decide.what to do....i.am.surprise that wrt dropped up to 20% in a.day..dump.by phillip ..force selling..margin.call ....but all big sellers disappear 1645....just wanna why..and who ??

I feel that 2nd chance tends to lose a major part of its revenue due to the divestment of its property arm. Subsequently, can it substain its high dividends policy in coming mths?
