Boustead Projects&rsquo investment in Vietnam property fund is a step towards next leg of growth: CGS-CIMB | The Edge Singapore The assets are located in mature industrial zones in Greater Hanoi and Greater Ho Chi Minh regions, with average occupancy above 95%. The assets cover about 840,000 sq m of land area and about 550,000 sq m of gross leasable area.   Following its establishment, the fund intends to acquire other potential industrial real estate assets under an identified pipeline of targets, which would have the potential to double the land area and gross leasable area in the portfolio. &ldquo We believe the fund will also work on greenfield development to further expand assets under management,&rdquo adds Ong.   Ong believes the transaction signifies &ldquo a major step&rdquo towards Boustead Projects&rsquo next leg of growth post its capital recycling exercise earlier this year.   &ldquo We view this announcement positively, as it provides more clarity on how Boustead Projects plans to utilise its significant cash holdings,&rdquo he explains. He also views the partnership between Boustead Projects and KTG to be synergistic, with KTF offering development capabilities and local contacts, while Boustead Projects brings expertise in design-and-build, asset management and contacts to the table.   &ldquo The real estate fund can also generate good recurring income for the firm,&rdquo he adds.   Ong has left his earnings estimates unchanged, pending further details on the partnership. To that end, his &lsquo add&rsquo rating and ex-dividend target price of $1.40 remain unchanged.   He believes Boustead Projects is attractively valued, with its net cash making up around 80% of market capitalisation. In addition, he is positive on Boustead Projects&rsquo ownership of industrial properties worth around $700 million that can be potentially injected into Boustead Industrial Fund to further unlock value. |

Of the 13 seed assets, KTG will inject 10, while Boustead Projects will inject three, namely  Boustead Industrial Park Phases 1, 2A and 2B.
  Two of the 10 see assets to be provided by KTG are held under KTG Bac Ninh. As part of the option agreement, the earlier proposed acquisition of 49% interest in KTG Bac Ninh will be unwound to facilitate the injection of the two assets into KBIL.   Under KBIL Phase 1, the seed assets will be acquired and transferred to KBIL and amount to about US$141 million ($186.3 million) in gross asset value covering about 840,000 square metres of land area and about 550,000 square metres of gross leasable area.   Under KBIL Phase 2, other than the seed assets, KBIL intends to acquire other potential industrial real estate assets under an identified pipeline of targets, which would have the potential to double the land area and gross leasable area in the portfolio.

I sold all mine. But that does not mean i am right. There is no right or wrong. No best time. I love the company and the management. Just that order book is low and face cost pressure among all things. Just that the calculation is not very correct. That's why i have to highlight it since it was asked.

For me, I sold most of my holdings today Key reasons being 1. Boustead Projects should be weak for at least the next 6-12 months. Margins heavily affected by COVID, reduced order book and properties still need stabilisation before disposal. Don' t expect to see much growth on this front.  2. Energy Engineering division weak order book near term and don' t really see too big long term prospects as well. Don' t forget that Salcon has been divested already.  3. Healthcare forecasted to still pose a loss. So growth prospects all lie on the Geospatial cash cow. Which is unlikely to pose as convincing a growth figure as last FY, and will form majority of profit for next FY.  Key drivers of the price will have to be M& A for a good period, updated target price is identical and I suspect we will see sideways or slight downward movement in near term as volume recedes. And as much as I value the managing style, I don' t think there' s a huge chance of M& A happening, but of course do hope so. Ultimately, it' s up 50% compared to Pre-BIF, and it' s been as good a run as any. Good luck to all who are still holding and as always DYODD |
