Banks  I guess what he means is the property sector is facing headwinds which affecting the banks. Property I do agreed that it wld be affected as part of it is by foreign investment into this Lion city. However as for banks, I dont thk the changes in property loan wld be a major issue as wealth mgt n interest rate hike wld more then absord this . Recent Q3 result has shown the strenght of our banks .... BB are accumulating for a last qtr result need final dividend.    DYODD   |

Yes. Q4 results will  be defintely good due to the recognition of the revenues for the handover of completed units and recent sales of new units in China. Last year dividend was 0.12/share.

Good Strategy by Capitaland to focus on 1st Tier Cities e.g. Shanghai and Guangzhou in investment assets with recurring income.
GIC partnered with Capitaland to acquire Shanghai Twin Towers shows the importance of Capitaland . In US UK , just focus on 1st tier cities like New York , London "never go wrong strategy"

CapitaLand received strong take-up from its new launches in 3Q 2018 for La Botanica, Xi?an, La River, Guangzhou and Park Botanica, Chengdu, China. More than 95% of launched units were sold for the nine months ended 30 September 2018. In terms of handovers, CapitaLand handed over 1,279 units in 3Q 2018, mainly from Citta Di Mare in Guangzhou, The Metropolis in Kunshan, as well as the strata apartments of CapitaMall Westgate in Wuhan and Skyview in Raffles City Hangzhou. As at 30 September 2018, the Group has 7,000 units valued at RMB15.9 billion that have been sold in China. About 40% of this value is expected to be recognised in 4Q 2018. |

must bear in mind, ROI for china developments will be lower indirectly or directly if property tax kicks in. Think this is the major overhang currently, as we don' t know how it will work out. Not sure how the recent comment on corporate tax cuts will help (but this seems targetted at SME and high tech industry) - should be in the form of grants rather than change in tax rates.

Fundamental is good and it is a index stock blue chip. Management dont sit on earning. They divest and reinvest in higher return projects. They invest in those projects that are near completion to reduce the risk of projects cant be completed which is smart. Current price is discount.

GIC saw GLP Ming Z Mei using fund managements strategy to build up portfolio and capture market share. It works. Now I guess Capitaland will be doing similar thing. Like Raffles City Fund I to X. What GLP Ming Z Mei does was not something new. He was learning from US finanicial powerhouse Blackstone , Black Rock ....etc | ||||

CapitaLand wins bid for prime mixed-use site in Guangzhou Science City for RMB882 million Gathering strong capital recycling momentum in China with over S$1 billion invested in 2018 and following almost S$2 billion in same-year divestments Singapore, 12 November 2018 &ndash CapitaLand has successfully clinched a prime mixed-use site in Guangzhou, China, for RMB882 million (about S$175.2 million).  The 4.7-hectare greenfield site in Huangpu District &ndash one of China&rsquo s wealthiest districts by GDP per capita &ndash is located within Guangzhou Science City, a government-backed innovation and technology hub.  The gross floor area (GFA) to be built on the site totals 142,107 square metres (sq m).  Around 70% of which will be dedicated to investment assets comprising office, retail space and serviced residence, while the rest will be developed into low-density strata offices.  CapitaLand holds a 75% stake in the development with the remainder held by an unrelated third party.  The development is targeted for completion by 2022.   Mr Lucas Loh, President (China & Investment Management), CapitaLand Group, said: &ldquo The timely acquisition of our newest mixed-use site in Guangzhou will strengthen and diversify CapitaLand&rsquo s portfolio to capture the new wave of growth in the Guangdong-Hong KongMacao Greater Bay Area.  It also marks CapitaLand&rsquo s foray
