Share buybacks
 
There were 22 primary-listed stocks conducting share buybacks over the 5 sessions with a total consideration of S$61.0 million, down from the S$206.7 million for the preceding 5 sessions.
 
CapitaLand Investment CapitaLandInvest: 9CI +0.87% again led the consideration tally, paying an average price of S$3.35 per share.
 
Secondary-listings Hongkong Land HongkongLand USD: H78 -1.08% and Jardine Matheson Holdings also bought back shares during the period, with the latter announcing that it intends to increase the amount of its share buybacks announced on Sep 30, 2021 by US$250 million, to now target returning up to US$500 million to its shareholders by Jun 30, 2022.
 
Director and substantial shareholder transactions
 
The 5 trading sessions saw 120 changes in director interests and substantial shareholdings filed for close to 50 primary-listed stocks.
 
This included 24 company director acquisitions with 2 disposals filed, while substantial shareholders filed 14 acquisitions and 5 disposals.
 
Among the substantial shareholder transactions, between Dec 2 and Dec 3, Wee Investments acquired 487,600 shares of UOL Group UOL: U14 -0.7% at an average price of S$7.00 per share.
 
This took the total interest of UOL Group chairman, Wee Cho Yaw, in the company from 37.68 per cent to 37.74 per cent.

CapitaLand sells entire Ho Chi Minh City luxury residential development Define
 
CAPITALAND Development has sold all 88 units of its luxury residential development Define at Ho Chi Minh City within 2 hours of its exclusive weekend preview on Saturday (Dec 4). The residences went at an average price of 125 million dong (S$7,424.74) per square metre (psm). This translates to about 11.6 million dong or S$689 per square foot (psf).
 
Slated for completion in 2024, Define comprises 3- and 4-bedroom apartments spanning 197 sq m and starting from 296-sq m respectively. 
 
It also holds 2 penthouse units starting from 528 sq m. One on the 25th floor overlooking the Saigon River was sold through a ballot at 83 billion dong, or equivalent to about 160 million dong psm.
 
Most units come with either a private courtyard garden or private lap pool. Altogether, the residential development features 45 swimming pools, a supercar garage with electric vehicle charging ports and a co-working lounge.
 
CapitaLand note that about 80 per cent of Define&rsquo s buyers were Vietnamese, while the remaining were foreigners. In Ho Chi Minh City, about 30 per cent of a typical residential development can be owned by foreigners.
 
The lease of a residential development in Vietnam also differs from property to property. For Define, locals will receive a freehold lease, while foreigners will obtain a lease period of about 50 years, the developer said.
 
Located along Thanh My Loi street, Define is a 10-minute drive to Ho Chi Minh City' s Central Business District and a 20-minute drive to Tan Son Nhat International Airport. It is co-developed with Thien Duc Trading - Construction Company.
 
Ronald Tay, chief executive officer of CapitaLand Development Vietnam, said: " With our experience operating in Vietnam for over 25 years, we are attuned to the market' s demand for well-located and well-designed homes."
 
" Having sold all the units at Define, we look forward to the launch of our first luxury residence in Hanoi, Heritage West Lake in H1 2022," he added.

I think they are propping the price by keeping buying.    But if CLI management sees value in their company and it goes into treasury, why not let the price drop naturally and pick it at a bargain....    They can buy more... (and me too, )

Bartley Investments, a wholly owned indirect subsidiary of Singapore state-owned investment company  Temasek Holdings, has seen its deemed interest in  CapitaLand Investment  increase to 52.04 percent from 51.94 percent previously after the real estate investment manager bought back  9.73 million shares on 30 November, according to a filing to SGX Thursday. The filing said Bartley does not have any direct interest in the CapitaLand Investment shares and the number of shares it has an interest in &mdash 2.69 billion &mdash has not changed. CapitaLand Pte. Ltd. directly holds the shares, and it is wholly owned by CLA Real Estate Holdings, which is a subsidiary of TJ Holdings (III), which in turn is a subsidiary of Glenville Investments, the filing said. Glenville Investments is a subsidiary of Mawson Peak Holdings, which is in turn a subsidiary of Bartley, the filing said. Temasek had a 52.2115 percent interest in CapitaLand Investment as of 20 September, according to SGX data. |

Please note that when they buy back the shares, they are not cancelled out, they are kept in their treasury. means they don' t just disappear. The only good thing, or maybe good thing, is that they maybe given out as performance options, to their own kaki nans, probably to be exercised at around their buying price.  |
