I think PRIME got downgraded by DBS, and the three muskateers (Manu, PRIME and KORE) all went down. But it' s a bad day for all REITs in general also.

The share price has crashed and MAS is responsible for the crash - it has breeched MAS 50% Leverage Limit. The rule is supposed to protect investors. It has done the opposite instead. The obvious and sane thing to do now is for MAS to suspend this limit. This decline in asset values is likely just a temporary blip. It is senseless is use fluctuating asset value. There are plenty of property companies who do not devalue their office assets now and rightly so. It is plain stupidity to respond to what is likely a temporary and abnormal blip. And so what if the Reit breeches 50% limit? Is it the business of MAS to tell businesses how much they can borrow? Surely this is a basic management function. If MAS can do better it should take over the management. If there is to be a limit, a range of say 50% to 70% would be more reasonable rather than an inflexible limit. There are plenty of Property Companies with leverage above 50% - CityDev 59%, Frazer 55%, Oxley a whopping 74% - and no interference from MAS. And the valuation methodlogy is at best laughable. It is based on income. Income goes up value goes up, income goes down value goes down. Surely there is such a thing as replacement cost and other more professional methodlogy. I would be ashamed to call myself a Valuer |

May make sense to write to Manulife in Singapore to urge them to find a solution to save the REIT. Given its large insurance business in Singapore and to preserve its reputation and as the REIT carries its name, it cannot sit back and do nothing.
