On July 24, joint venture partners Allgreen Properties and Kerry Properties proceeded with their launch of the 487-unit Pasir Ris 8 integrated development.
A total of 415 units were snapped up, bringing the take-up rate to 85.2% by the close of the day. Prices for the units sold ranged from $1,400 psf to $2,000 psf with an average price of close to $1600 psf, according to Allgreen in an email response.

Prior to that were the launch of the 165-unit  SkyEden@Bedok  and the 605-unit Lentor Modern in September.  SkyEden@Bedok, located just one MRT stop from Sceneca Residence, was 75% sold on launch day, while Lentor Modern saw 84% sales. Both achieved average sale prices of just over $2,100 psf.   |

1st day of sale 60% of units sold. 1 and 2 bedrooms are all fully sold. Results exceeded my expectations and there is a oversubscription for 1 and 2 bedrooms. This is a multi bagger stock. I am not selling anything below 0.05. There should have announcement made tmr or monday before market opens. I expect opening price to be 0.025 at least.  On technical point of view, if you pull out the chart and look at 2020 dec - 2021 end jan, the chart looks eerily similar. The stock went up from 0.013 to 0.18 in 1.5 months. That is more than 1000%.  As of friday' s closing, the stock closed at 0.018. If this isn' t the best risk/ratio reward SGX is offering right now, i don' t know what is. I am buying more on monday' s opening. I sincerely hope the gap up will not be too extreme.  |

Assuming a full 48m net profit is earned, the EPS would be $0.9c based on latest weighted average shares. Your mid-term TP of $0.1 is not too far-fetched, given a PE10x. Now I see where your TP comes from. All the future revenue from the project in the pipeline is not counted yet. cheers.

Yes. In fact my mid term target price will be at least 0.1. This is easily a 500M market cap stock. The piece of freehold land at realty centre which they bought is a GEM

That is because most people have a bad timing of fear. Resulting in poor decision making and thus unnecessary losses. However this can?t be taught, this can only be mastered over time again and again by own. Anyway, like I said, my ave cost is 4c. Never shed a sweat. They still have the sky screen project with SMRT in. Cheers.

Give you a little persepctive on how much they will earn from this new condo at tanah merah. Response has been overwhelming so far. Because they got the land cheap, their profit margin will be around 30%. Place holding has a 40% stake in this. There are total 268 units. On average, each unit will be sold roughly 1.5M. Total revenue generated if sold out will be 402M. If we take 30% profit and 40% of the profit, place holding will generate rougly 48M net profit. I expect at least 50% to be sold on the 1st day of sale which is tmr. This will generate roughly 24M of net profit on the 1st day. This will surely be sold out eventually. Market cap now is 110M. This is easily a multi multi bagger from the price here. Not too sure why so many people are afraid now when price is so low and only start to chase when price gets higher. I have been collecting massively for the past 1 week. Next week, place holding will break 0.03 easily.
