Another catalyst for Ascednas to trade higher between now and early Aug is she will be paying dividend in the next reporting season. She typically reports at end July/early Aug with dividend pay day in Sep. Last reporting, she paid 7.441 cts.  Take it as her next dividend will be around plus or minus 1% from 7.441. Just my guess. No scientific basis. You can guess too. Your guess is as good as mine. Maybe even better. Ascendas is a damn solid REIT. In my opinion, which you are free to disagree with, she is a market leader in the Spore REIT space. Her largest shareholder is none other than Temasek Holdings. And there are many big foreign funds amongst her 10 largest shareholders. You can do 3 things with this REIT. You can build a Dividend Portfolio using this REIT as your core holdings. On average, she pays 15 cts dividend per year. If you buy her at current price (just for illustration not saying you must BUY) and hold for 18 years, you would have recovered all your capital and whatever Ascendas shares you still hold are absolutely free. From then on you can just collect dividends every year or better still, collect 18 years of dividends all at once by selling her when she peaks out. Your entire sales proceeds is pure profit to you. Which  you can use or keep in FD or Treasury bills or bonds to earn interest whilst you wait for another downturn where you will get an opportunity to collect her cheap. And restart the cycle all over again. Except that this time round, you are buying again not with your own money but with profits from your sale. You can also trade her Swing Highs and Swing Lows instead of hold for 18 years. To do this, you will have to learn to read charts if you do not already know how to. Ascendas has high seasons and low seasons. Those who have been dating her long enough knows when she feels high and mighty and when she feels down and out coz her menses has come. And this changes over time according to market phases. So as an illustration, in today' s market, if she is at the 2.40s to 2.50s, she is having her menses. This is a good time to collect her on the cheap. Over time she will trade higher and higher crossing the 2.70 milestone, then 2.80, then 2.90 and so on. Her Last High was at 3.05. So when she gets there, people who know her well also know it may be time to sell. And so they will wait for signs of weakness. Of course she can also break 3.05 to make New Highs but when you are a Swing High - Swing Low trader, when she is at 3.05 and if she trades higher, you are no longer a buyer. You are a seller or you are following her up and waiting to sell. Becoz Ascendas is fundamentally a good stock which wont crash, you get peace of mind when you collect her during her low season to wait for her high season to come. And meantime, you get to collect good dividends. The 3rd thing you can do with Ascendas is to earn dividends without actually having to hold till XD. During her reporting season, most of the time, she will run by more than 8 cts counting from low to high. If you managed to buy at a low enough price and she runs during the run-up towards reporting day, you will find yourself sitting on a paper profit of 12 to 18 cts. And your dilemma will be whether to cash out or to wait for actual result announcement in the hope that she will run even higher after that for you to make more. This what I call " Dividend Run" during the Dec to Jan period and Jun to July period happens most of the time but not everytime. If it happens, you get your " dividends" even before XD. If it does not happen and you become stuck, then you become a long term investor. And all you need to do is to wait for the next high tide to come back. Add more when  she dips as it will enable you to get out sooner with a lower average price. |

Probably she will firm back up to 2.68/2.69 region and then herntak kaki there. But if Wall Street can do another marathon rally of 7 days in a row... then got chance for this market leader REIT to cross the 2.70 milestone to show us her 2.70-series. But if last Friday' s bounce was one-off, then she will likely remain at the 2.60-series for now until we get a Fed Pivot. That pivot will come. Its not IF but WHEN. And when it comes, if Ascendas  is your core holdings and you plan to hold more for longer term, dont hesitate to add when that pivot comes. Becoz he who hesitates, get to buy higher. There is a good chance Dow Jones will continue to trade higher next week. Look at  her chart updated as at last Friday' s close. . ![]() Observe what happens whenever we have a skyskraper volume day. Skyscraper volume means you can see the volume bar shooting up into the sky way above the other trading days like a skyscraper buiding rising way above other surrounding shorter buildings. I have observed from Dow Jones' historical charts that following a skyscraper volume day, most of the time Dow went on to trade higher after that. CapitaLand Ascendas Reit posts 17% rental reversion in Q1
The Reit manager expects rental reversion for FY2024 to be in the &lsquo positive mid-single digit range&rsquo
 
CAPITALAND Ascendas Reit : A17U -0.39% (Clar) saw its average rental rates go up by 16.9 per cent for leases renewed in the first quarter of 2024, up from the 15.2 per cent reversion rate in the previous quarter.
 
The Reit&rsquo s assets in the United States saw a positive rental reversion of 16 per cent for the quarter, while its Singapore assets came in at 16 per cent, the manager said in a quarterly business update on Monday (Apr 22). There were no renewals signed for the Reit&rsquo s assets in Australia, the United Kingdom and Europe.
 
The Reit manager expects rental reversion for FY2024 to be in the &ldquo positive mid-single digit range&rdquo .
 
Clar achieved a portfolio occupancy of 93.3 per cent in Q1 2024, a slight dip from 94.2 per cent in the previous quarter.
 
Its portfolio weighted average lease expiry stood at 3.9 years, with lease expiry well-spread, extending beyond FY2027. In FY2024, 9.3 per cent of gross rental income is set for renewal.
 
Q1 2024 also saw the Reit complete the divestment of three logistics facilities &ndash 77 Logistics Place, 62 Sandstone Place and 92 Sandstone Place &ndash in Queensland, Australia for A$73 million (S$64.2 million).
There are five projects in Singapore worth S$551 million that are currently undergoing redevelopment and refurbishment to improve returns of the existing portfolio, the manager said.
 
These include redevelopments of Science Park Drive, IBP and Toh Guan Road East, as well as asset enhancement initiatives involving Pacific Tech Centre and 80 Bendemeer Road. All are expected to be progressively completed from Q3 2024.
 
Looking ahead, the manager pointed out that tenants&rsquo businesses and Clar&rsquo s operating costs may be impacted by the uncertain outlook for inflation, geopolitical tensions and the risk of faltering growth in China.
 
It intends to leverage its financial management and operational strength &ldquo to proactively manage these challenges in a prudent manner&rdquo , adding that the Reit&rsquo s portfolio of well-located industrial properties with a stable, diverse tenant base will remain resilient.
 
In a separate bourse filing on Monday, the manager also gave an update on the use of S$500 million in gross proceeds of Clar&rsquo s private placement, which closed in May 2023.
 
It said that it has utilised S$5.3 million &ndash or about 1.1 per cent &ndash of the gross proceeds to partially finance the proposed redevelopment of a logistics property in Singapore.
 
The manager previously shared that the gross proceeds will be used to partially fund proposed acquisitions in Singapore and Europe, repay debt, as well as pay the estimated fees and expenses incurred by Clar in connection with the private placement
