Bro Mike, $190k wont be enough to finance the purchase of a good easy-to-rent property. Such a property will have to be at least 1000 sq ft and in a good location. Meaning the price will be around $1400 per sq ft. That' s $1.4m. You need to put down 20% as downpayment. That' s $280k. The 1st 5% must be in cash. The balance 15% can be cash/CPF. Then there' s legal fees and stamp fees. Another $40k for a $1.4m property. And after that, to make your property rentable, you have to renovate it and put in furniture and electrical appliances. That' s another $20k to $100k depending on how old the property is. Taking a bank loan of 80% to finance the property purchase means very likely, all the rental will go towards mortgage repayment. So no rental income into your pocket for 20 to 30 years until the loan is repaid. If your loan is say 30% to 50%, you can have some rental income. But this is taxable based on personal income tax brackets. Being a landlord comes with it the hassle of dealing with a demanding and unreasonable tenant, if you happen to land yourself with one. You will be busy entertaining his demands and getting your blood pressure up trying to reason with him. The tenant can keep  calling you and you will have no peace until you settle his demand. If you no hew the tenant, he will stop paying the rental to force you to give him your attention. If the property is old, you may have other infrastructure headaches to deal with such as a burst water pipe or gas pipe, a leaking sewage pipe, water leakage from the roof or from the unit above, frequent power outages resulting in tripping of the electrical system, recurrence of  cracked floor or wall tiles or falling wall tiles... etc. And the worst problem of all which may be in addition to the problems descrbed above, you also have a tenant who is never on time  with his rental and every month, he plays a hide and seek game with you. This is the type of tenant who will refuse to have a GIRO arrangement with you and who will have a ton of reasons why they cannot have GIRO. They will say they will send you a cheque or you go down to collect cheque or cash when they call you. But they dont send the cheque nor call you. You have to call them. But  they dont take your calls. Or drag their feet. Believe me, your blood pressure will rise and maybe become permanently high. More so if you are counting on the rental to pay your mortgage loan.  For me, there is an easier way to be a landlord but without having to put up so much cash nor to take a bank loan of more than a million dollars and without all the hassle and frustration and high blood pressure of being a landlord. And I still get to collect rental income monthly, quarterly or yearly. How? Simple. Invest in REITs.  ![]() Which one? Ascendas REIT. Suntec REIT. CapitaComm Trust. CapitaMall Trust. These 4 are more than enough.    ![]()

I am sure you would agree high gain means high risks. Thats the biggest difference. And surely you would not put all the eggs in one basket. FD is principal sum assured, stocks obviously not, you may gain or lose. And I guess I dont need to tell you more, assuming you should have already known. As for SingTel, since its IPO almost 30 years ago, it rarely goes above $4, but its a good dividend stock, consistent and stable. It is also the biggest cap in our local market. Quite a safe investment, if you ask me.  If if you are not very good with stocks, unit trust or other investment funds may be a good alternative. For 190k, for example, JP Morgan Global Income yields about $700 to $800 per month, not inclusive of the annual dividend. Check with UOB if you need more info.  Another consideration is to speak to a bank to see if your 190k is enough to finance a property for rental income.

Never put all your wealth in stocks, keep some in safe deposits. if you are young, 50/50, if your are a retiree, 80/20, 80% in safe deposit.

Hi jarret, sad to hear this. Both of them just joking so dunnid to take it too harsh:). A good price for u to buy may not be a good price for others. Looking at 2015 and 2016 charts, they drop to that level but we need to understand that there is a stagnant level after xd before making new high. Personally, for myself only, so dun take it as a must buy. I feel its ok to buy at current price if u are going for 5% dividends. It boils down to whether u want to be short term or long term. Short term then capital gains, long term then dividends. As for how many lots u wanna buy is depending on whether u wan to put all eggs in one basket or not. Do your own due diligence, no one know what is the best price to buy. No one can predict the future.
U can follow general wave method to see price reaction then buy or u can follow wat a lot of value investor do, which is to buy low, hold and sell high. It depends from person to person

I have $190,000 cash capital. I' m actually ok with a 5% dividend yield becos already much higher the highest FD Bank rate of 1.3%. Wonder should I allocate say $150,000 of my this $190,000 capital by buying 40 lots of Singtel at current $3.60 or not??! 40lots ofsingtel should be around $150,000. But I saw from the historical chart that recently was it 2016 or 2015, Singtel got drop to $3.40. Hence wonder is this $3.60 a very good price to buy 40 lots to invest or not??!  |

It means the monkey is not ready to push yet coz he is still collecting. When a monkey goes on an expedition to the North Pole, he need to use a pyramid-shape buying style, ie. a broader base at the bottom and narrower as it rises until it is narrowest at the top. He needs to buy the most at the bottom when the price is at its lowest. That way, when he pushes the price higher, his average price remains low becoz of the huge base of scrips bought at the bottom. He will sell some on the way up to lock in some profits as well as to reload his ammo bank. And he has to keep buying to push the price higher to distribute those scrips which he bought lower. The further north he intends to trek in this expedition, the bigger the base of the pyramid has to be.

XD at end-July or early-August. Dividend is 10.7 cts. XD at around 17 Dec 2018. Dividend is 6.8 cts.
