Yes, I have this structured deposit (with Prudential) not much, just about 20k, for 6 years, I think. And they cover you for certain illness or death (cant remember the details).  Some years ago, I have this Titan account with DBS, tied up for 6 years, interest not fixed, and eventually nothing comes out of it after 6 years other than the attractive first time interest. There are many in the market, call them or just walk in, they are keen to explain to you in details.

I think, I have mentioned before, principal not guaranteed, unlike FD. Besides monthly interest, there is also yearly dividend. Good for investors who are not very good with the stock market. Do not put all your eggs in one basket.  I Guess I may have spoken too much, and I may have missed out on certain important details, speak to the bank for the finer details. I am not selling the product.

Agak the principal n yield is nt guarantee since its high risk high return type. Structured deposit is safe as the principal n yield r guaranteed bt yield is only ard 2% or slightly higher/p.a n lock in 5/6yrs. Place some.

Very sorry at even $700x12 mths ( $8400 ) base on 190 k invested with them for a year ( assume ) is 4.4% Important is the details ?  ( what ganrantee , what product, ? Principle assumed ? Sorry ...certain or possible return ? ) ANyway u hv 2 yrs of succes ( v good) ...but cant mean it will continue for sure.....nearly many funds gain for the past few years and if 4.4% is very low actually .  Dbs and exp foreign banks all hv this investment products....BUT BE VERY VERY CAREFUL OF WHAT IT IS . Just a bell here. ( no offence to any one )

Bro Wave, in order to maximise returns, forget about buying new projects as it will take you 2 to 3 years before TOP. Resale is the way to go if you want to rent out. Just a cursory browse thru the properties on sale and I noted Bayshore Park studios going for about $600k+ depending on floor level. Good to rent to expats singles, especially those working in the CBD not too far away. Future MRT coming up in Marine Parade too. If its to be rented out, you dont need new furniture or too heavily renovated. Most important is the toilets and bathrooms must be clean without any smell. Aircon must be working. Lights can be fixed easily.  But now, try not to consider doing AirBnB, Govt may ban it anytime. The only deterrent is the ABSD, which stands at 7% for 2nd property, 10% for 3rd property. As for Bank finance, best is to talk to the banks. Many factors including age, credit ratings will determine if they want to help you.

It is affirmative, I know because I am in since 2 years ago. In fact, now my principal sum already appreciated, besides the regular monthly interest and year end dividend. Just call UOB, tell them your intention to know more about it and they will rush a relations Manager to meet up with you. Of course no obligations. In fact, for 200k they will accord you Wealth Banking status which you get priorities over normal banking customers. They will also assigned you a Relation Manager to handle your portfolio.  Best is speak to UOB to understand more. If it is not true, please come back here to tell me off, or expose me as a liar.

you are dead wrong! In order to get a more suitable suggestion for my case, of course I must reveal my true financial situation that is I have $202,000 cash in my bank account which I' m only willing to invest $190,000 and I' m single in my 30s and my house is fully-paid up with no housing loan. If I don' t provide my real situation, then other forumers won' t know is it I want to invest $20,000 or is it want to invest $1 miillion or is it have a few additional mouths to feed or is single, and they will not be able to give a suitable suggestion that is tailored to my actual situation. This forum is annoymous. Nobody knows another person' s real address or handphone number or NRIC number hence guranteed will not be dangerous!

Bro Mike, $190k wont be enough to finance the purchase of a good easy-to-rent property. Such a property will have to be at least 1000 sq ft and in a good location. Meaning the price will be around $1400 per sq ft. That' s $1.4m. You need to put down 20% as downpayment. That' s $280k. The 1st 5% must be in cash. The balance 15% can be cash/CPF. Then there' s legal fees and stamp fees. Another $40k for a $1.4m property. And after that, to make your property rentable, you have to renovate it and put in furniture and electrical appliances. That' s another $20k to $100k depending on how old the property is. Taking a bank loan of 80% to finance the property purchase means very likely, all the rental will go towards mortgage repayment. So no rental income into your pocket for 20 to 30 years until the loan is repaid. If your loan is say 30% to 50%, you can have some rental income. But this is taxable based on personal income tax brackets. Being a landlord comes with it the hassle of dealing with a demanding and unreasonable tenant, if you happen to land yourself with one. You will be busy entertaining his demands and getting your blood pressure up trying to reason with him. The tenant can keep  calling you and you will have no peace until you settle his demand. If you no hew the tenant, he will stop paying the rental to force you to give him your attention. If the property is old, you may have other infrastructure headaches to deal with such as a burst water pipe or gas pipe, a leaking sewage pipe, water leakage from the roof or from the unit above, frequent power outages resulting in tripping of the electrical system, recurrence of  cracked floor or wall tiles or falling wall tiles... etc. And the worst problem of all which may be in addition to the problems descrbed above, you also have a tenant who is never on time  with his rental and every month, he plays a hide and seek game with you. This is the type of tenant who will refuse to have a GIRO arrangement with you and who will have a ton of reasons why they cannot have GIRO. They will say they will send you a cheque or you go down to collect cheque or cash when they call you. But they dont send the cheque nor call you. You have to call them. But  they dont take your calls. Or drag their feet. Believe me, your blood pressure will rise and maybe become permanently high. More so if you are counting on the rental to pay your mortgage loan.  For me, there is an easier way to be a landlord but without having to put up so much cash nor to take a bank loan of more than a million dollars and without all the hassle and frustration and high blood pressure of being a landlord. And I still get to collect rental income monthly, quarterly or yearly. How? Simple. Invest in REITs.  ![]() Which one? Ascendas REIT. Suntec REIT. CapitaComm Trust. CapitaMall Trust. These 4 are more than enough.    ![]()
