20 NAV still based on unaudited figures if things go wrong will the assets still worth as much to not affect NAV much? and how many of them are liquid and able sell easily without haircut? Are these assets fully pledged out for borrowings as per stated in Annual Report? Biggest contributor to assets are Land development properties, which tend to be sold at discount to market price or at written down value (which affects NAV at consolidation and profit subsequently at later date ) You can check their previous results announcements. If these properties were adjusted upwards initially to boost Land Revenue or Asset value, I worry their values are high and they contributed to Group Console of 20 NAV and not eliminated cause they are not sold yet (sitting on books as assets). Plus revenue recognition aggressiveness on highly subjected % of completion method. Nobody knows actual NAV price for now till audit done, but one thing is for sure if anything bad happens i don' t think shareholder will be left much with anything with huge mountain of debt lying around plus loss making and now this issue. Share price also tanking. Near term cant speculate cause of latest announcement, long term we are like catching falling knife. Sian maybe time to zhao and spend time exploring other counters
