I think,... if it' s because of currency issues here,... I' m okay with it, the currency will normally bounce back in future,... If the drop is because of any company-specific issues, then it' s risky. Secondly, hedging will help to ' smoothen out' any currency weaknesses, though this comes with its cost too.

Have been watching this for quite a while. Whenever the buyers bring this to 60cts, the sellers will come in and dump their stocks. Like today, started with 60cts and later sell it down to 58.5cts
Likely due to the weakness of euro dollar. Not too long ago, it was 1.6x, now 1.56x. Now i realise that forex also can affect the price FLIT also encountered the same issue. Another thing to watch out for. |

Bro ST,... thank you,... I looked at their Buy and Sell Queues - 215K at Buy and 158K at Sell. Why do you say high on Selling down ? They have started their acquisitions - they acquired Ivrea in Italy,... well, with the gearing at 33.9%,... there is a LOT OF ROOM for them to go after acquisitions. And this quality is indeed very much better than iREIT Global' s 39% after 4 quarters of loan repayment. But yeah,... I' m still wndering why the price dropped,... even DURING CD NOW ?

Never really delved deep into their f.report. They keep mentioning how experience they are in europe pro sector and coporate award. Hopw they are as good as they claimed.
Today the vol is high on selling down. Due to uncertainty of turkey ??? Euro weak Their report seems to hint that they will do acquistions actively , maybe should start one to boost their price |

Yes ST,... I did the apportionment calculation and it is about right - the  reading for 1Q2018 was for FOUR quarters, and the  derivation for 2Q2018 was for THREE quarters ONLY.  That' s WHY the readings captured for 1Q2018 looked higher ! So,... things look good, except for the Denmark properties, the other properties n the other countries are in-line, and the actuals exceeded the forecasts because of the light-industrial subsector. The following excerpt explains strongly the reasons for the Actuals being so strong over the Forecasts  :- The main contributor for the better than expected result was CEREIT&rsquo s pan-European light industrial portfolio which recorded net property income EUR 1,544,000 above expectations driven by better than forecast leasing across France and the Netherlands, while CEREIT&rsquo s office portfolio and portfolio of other asset classes were largely in line with expectations. |

1Q18 seems to have a higher figure,  maybe due to the period from 30 Nov , additional 1 month. Otherwise, their result tally with their IPO forcast . Debt lower to 33.9%. Ready for future acquistions. CEO tendered his reisgnation recently, leaving 31 Aug.  Euro weak at 1.567  |

Read through the reports of CEREIT today, and compared with ' Actual' from the Reporting Period 30-Nov-2017 till 31-Mar-2018. 1) NPI for Reporting Period 30-Nov-2017 till 31-Mar-2018 was 27Mil. NPI for Reporting Period 30-Nov-2017 till 30-Jun-2018 was 47.7Mil. Hence, the absolute NPI for Quarter 01-April-2018 till 30-Jun-2018 was 20.7Mil. 2)  Distributable Income (DI)  for Reporting Period 30-Nov-2017 till 31-Mar-2018 was 22.8Mil.  DI for Reporting Period 30-Nov-2017 till 30-Jun-2018 was 40Mil. Hence, the absolute DI for Quarter 01-April-2018 till 30-Jun-2018 was 17.2Mil. 3) DPU  for Reporting Period 30-Nov-2017 till 31-Mar-2018 was 1.45c.  DPU for Reporting Period 30-Nov-2017 till 30-Jun-2018 was 2.53c. Hence, the absolute DPU for Quarter 01-April-2018 till 30-Jun-2018 was 1.08c. If there any drop in the above metrics of NPI, DI and DPU if we compare Q1FY18 with Q2FY18 ? |

CROMWELL European Reit (Cromwell E-Reit) will distribute 2.53 euro cents per unit for the seven months ended June 30, 3 per cent higher than its forecast amid better income from its light-industrial portfolio.
The pan-European industrial and commercial real estate investment trust (Reit), which was formed and listed in November 2017, posted revenue of 72.8 million euros (S$114 million) in the seven months ended June, 2.2 per cent higher than the forecast given in its initial public offering. Net property income was 3.1 per cent higher than projected at 47.7 million euros, primarily due to income from the light-industrial portfolio outperforming the forecast by 1.5 million euros. Monitoring this cromwell reit also. Currrently the devaluation of turkey currency is causing concerns over the euro zone, and affects the euro dollar too. Trading volume is usually low , however recently higher , i reckon that these trades are anticipating the upcoming dividend or trying to make the diff between the dpu payout period.  Better play it safe. |

Three main issues of iREIT Global that I could think of now :- 1) if we look at the Press RElease for the 2Q reporting last Wednesday, it stated that the last partial loan repayment of Euro 1.275Mil was made in May 2018. This has helped to strengthen its balance sheet and brought down its aggregate leverage to 38.6% as at June 30th.... Hmm,... made so many quarters of partial loan repayments BUT managed to bring down from 40.5% to 38.6% ONLY,... just 2% down means the gearing level IS STILL VERY HIGH !!!!!! 2) that risk of the tenant company DRV exercising its lease break option to return part of its leased space  in 2019 continues to linger. The lease break option represents approx 6.1% of iREIT' s total gross rental income as at 31 March 2018. So, if DRV ' runs away' , the dpu may drop by more than 6.1%, assuming all else equal. 3) our dpu is held up by fwd foreign currency exchange contracts onto our SGD received. Such hedgings has cost. What happens to such costs when interest rates rise next year, if the ECB decides to remove stimulus ? But CROMWELL European REIT ?? Not proven,....?? It' s been listed for almost one year, first quarter report has been released,... |

So, in essence, iREIT' s gearing is still HIGH,... really hoping Cromwell' s report is more encouraging on the coming Monday morning. Then I will start to buy Cromwell European REIT. Cromwell' s unit price is doing quite well in The Australian Exchange. Ara took up a high stake,... everything looks good for Cromwell, but is their ctr in Singapore going to do well too, though their Aussie ctr is doing well,.... Different bourses, different exchanges, may give different performance,... |

My guess is that, not that they can' t survive , but they are not able to find good deals in the office sector. Most of those high end premier office assets are in the hand of stronger players.   |

Cromwell europ reit is still fairly new and not yet proven to be better.  The only thing i not in favor of ireit global is that, their gearing is higher than the rest.  May not the best time to buy into european reits, euro getting volatile and of course Turkey currently. |

If Tikehau is going to go into logistics and retail too,... then I' m beginning to form the impression thatthe European-based REITs need to survive based on ' rojak' structure,.... just like Cromwell,... I need to buy one of these Euro-based REITs,... hard to decide which one is better,....
