Gone are the cranes and the excavators of what was earlier CapitaLand Ltd. Together with land parcels and semi-finished buildings, the development activity has been spun off into a privately held firm. A previous generation of Singaporean investors swore by banks and builders: The former transformed short-term deposits into long-term loans, the latter transfigured reclaimed ocean land into shopping centers and condominiums. But millennials are impatient. A development cycle of three to five years &mdash and lumpy sales &mdash have meant a perennial discount to net asset value even for a highly efficient firm like CapitaLand. Hence the rebirth as an asset manager. CapitaLand Investment has stakes in six publicly traded real-estate investment trusts, a very popular asset class in the Singapore market it also has investments in more than 20 private real-estate equity funds. The new entity can keep adding to this S$78 billion (US$58 billion) of funds under management to earn a steadier stream of revenue for shareholders than it could as a developer. Then there are its 120,000 &ldquo keys,&rdquo a fancy way to describe ownership of revenue-generating units such as longer-stay serviced apartments. That&rsquo s another S$28 billion in assets. Throw in a pan-Asian footprint that includes China and India, and a first right of refusal on new structures being erected by the privately owned CapitaLand Development Ltd., and this Blackstone model can win.

x 0   x 0  Alert Admin	suppose if things return to 2019. ie keeping cost under control etc. they will earn net net 27c a share. how dividend can they pay out? price / asset  is already 1.3+ liabilities at almost 26b see limited upside. congratulations tm to successfully take away the meat and list a welcome product with lesser meat. tm managers are worth gold.

It should be higher, but the market is cautiously optimistic. When the first financial results is out and the nav revised upwards, that' s where it will find its real feet. But look at real estates management, especially managing great companies, do you expect bad results? Another thing, REITS traditionally distribute 90% of its income, real estate management traditionally distribute 50 to 60% of its profits, so look forward to getting better dividends than old Capitaland. And bloody hell, we may even get twice dividends each year instead of the stingy once a year from old Capitaland. Let' s wait for first financial results to get a better view. And see what OFFICIALLY the company says. ​ HUAT AH!! If the first financial results is more than positive and especially the nav is revised upwards, the price will strengthen even further. Get from official sources. The actual current nav is $2.9340. And will be revised when the company declared its first financial,results early November.
