yes, this was the annc that I was referring to. given its dividend policy of 1c/share, current yield is about 6.7%. quite decent value play.

they do not seem to be on track to hit their presales target of RMB10b for 2017 unless they can clock in RMB3.75b in the last quarter. also, not really sure how the dividends would be affected now that they have changed their financial year end to june. | ||

This stock has a very low volume transaction over months.  I hope to see cwg share price breaks $0.16. Now it struggles at $0.15 narrow range.  With the absent of good news, the share price might go sideways until Feb 2018.  |

I know the company did about RMB115m (around S$23m) for FY16 and agree that it is presently undervalued. Interesting also because it offers a good div yield presently. The group is however trading at a steep discount to its RNAV largely because of the exceptionally high gearing ratio. Cost of borrowing isnt exactly cheap given that they are largely drawn in China - good analysis from their PPT on the debt breakdown but I noticed that their eventual bottomline are always affected by interest costs as well as high and inconsistent tax rates.  Not up to me to value how much the shares/company is worth - that should be determined by the market :) for those who believe that there is asymmetry and a valuation gap, then this is where the clever money may be made.  Doesn' t hurt to keep some at current rates the div yield (backed by their policy of 1c/year) should provide support to the share price.

mind sharing how you arrive at the TP of 25c? given that the real estate landscape in China is still exhibiting a positive outlook and that the peers listed in HK have re-rated, it is only a matter of time this laggard catches the attention of value investors. with a fixed dividend of 1c/share, current share price of 14.3c gives a dividend yield of 7%. in their most recent set of 1H17 financial results, they have also achieved a record level of pre-sales and the guidance was that they are still on track to achieve RMB10bil worth of presales for FY17.

If directors are very prudent and sharp in decison making, the compnay progresses well then this counter can hit 25cents,   It is just an opinion. | ||

in fact, noticed from the most recent set of published results that despite the relatively high gearing ratio, which is an inherent characteristic of any property developer, the Group achieved record presales in 1H17. in the announcement, they also announced that the Group is on track to achieving 10bil of pre-sales receipts and will be bringing forward some of their handovers in 2H17. the 1c dividend is part of their dividend policy and when the announcement was first published, the Group mentioned that they would consider paying out more if the results are good. despite so, at 1c, it offers a 6+% yield which is very decent imho. |

if you study their presentation slides and annual report, I think they are one of the few propert developers, if any, that disclose details of each and every project that they have in their portfolio. details are extensive which include average selling prices, GFA and even costs of construction. for those who bother enough, I think you can roughly work out the profitability of each project. the company even breakdown their debt details and maturity, not to mention their growth strategy going forward. had personally met the management at the AGM and they are sincere, patient and genuine. if you look at the Board, they also comprise renowned individuals of credible reputation (Mr Chua, Mr Lai and Mr Thio) so quite frankly, I feel that the Group has devoted efforts to improve their overall image. this is also with their whole rebranding exercise to corporate website and even company name. in my humble opinion, I think the management deserves credit for bringing the Group to where it is today. that being said, share price has taken quite a fair bit of retracement since hitting a high of 20c. at present share price, this is backed by a 1c fixed dividend so it translates to a yield of about 6+%. pretty decent in my view.
