You quoted " Suppose their property asset valuation will be adjusted downwards if property prices drop?" For property developers, if the value of their developmental properties drop because they are not expected to fetch the selling prices anticipated or they were unfinished etc., then the net asset values will fall and of course the profits are also expected to fall as explained below. For REITS, if the value of their portfoio of properties was lower because of say lower rents anticipated or negotiated for the properties, then again the NAV of the REIT will fall and also profits most likely (in the event of lower rents collected) will be lower. Its best to speak to a person in the property development line to understand the ins and outs of this industry of which I have only scratched the surface.

There is some connection between the two. Property counters - U mean developers? Like Capitaland. Their revenue comes mainly from selling their units built, which will depend on sales volume and of course, the price they can sell. If property prices drop or/and they cannot sell so many units as anticipated, their profits will of course drop, and likewise, their EPS etc. Interest rates affect both buyers who can only afford so much depending on interest rates and of course the sellers,  ie. the developers who borrow to buy land, build and pay for costs. So higher interest rates means higher financing costs which will impact profits. If you are talking about REITS, same principles apply. Higher interest rates means higher financing costs, lower DPUs etc. Property is most senstive to interest rates because of debt burden.

From the long term chart of Capitaland, it is quite clear that since interest rates have been shifting up since 2Q 2022, this stock has tanked from above 4.00 to below 2.50 today. I don' t see a bottom until interest rates confirmed to come down. Perhaps in 2H 2024, and that is a BIG perhaps... ... I' m really sorry to see property counters hit so hard.

Its drop is in line with other property counters. It is the property sector that is not doing well in these high interest rates environment. Say goodbye to easy money. And property (include development, reits, etc.) as an asset class suffer because they are invariably linked to debt. That is life. Shake head. |

Actually 12 cents seems a lot for this counter that is usually quite mean in giving dividends. But in my experience, those that give out an occasional fat dividend usually decline in price for many months and even a few years. I hope this counter is not like that. |
