x 0   x 0  Alert Admin	Everyone everywhere, including those here, have been stressing Never to put all money into One single stock. This is a key pillar of investing. (In fact this principle applies to gamblers, traders, speculators and shortists as well). Reits with 8% or more div carries more risk. x 0   x 0  Alert Admin	Personally, no doubt reits movement is less volatile than stock, sometimes it do move down alot. Take an example of Fraser Commercial which reached its 52weeks high at $1.55 and within months, it can drop to $1.35. Remember, what drives dividend is cash flow and you should looks also at their cash flow. I think a sustainable business of a lower payout ratio is better for long term and they are cautious of dividend payout as well. For example, a 10% earining yield should pay out 4% dividend yield. 8% dividend yield, not many reits are giving that high yield. Most of them are from 5% to 7%. x 0   x 0  Alert Admin	U need to look for high yield reits with good fundamental and share price at near 52 weeks low so that downside risk is lesser. U do not want to buy a  reit that is near  52 weeks high and then share price start adjusting downwards.. like that the dividends gain go to waste just to keep up with the decrease in share price. If u want to shortern ur waiting period (10 years to break even), u may want to look for a reit that is aggressive too aka expanding. All the above makes me vest in ESR Reits. :) U can DYODD and see whether u agree with me. So u need to study first, what is the value u r comfortable or will use to buy the company and feel cheap. For us, from the company report, most important is for the company to cut the dividend first. They are on the long overdue " right" track. And all or nearly all of them advise avoiding overly-high dividend counters such as APTT, LMIRT, HPHT and Sabana Reit.  There is a good reason why their dividends are so high ----- because investors demand higher dividends for the higher risks these counters carry. In this current market turmoil, there are now quite a number of good reits that pay 7% dividend as their share price has tumbled together with the rest of the world. So this is a godsend" opportunity to invest in fundamentally strong reits that now pays more dividends (1% to 3% more) than they did during normal times.

Am now looking for more than 8 % yield so at the very least wont wait so long to recover... have never intend to gamble or specualte yes i admit am greedy for the asia tv dividend so well this thing has happened so nothing much to say... My priority is to build my capital back in a more feasiable way through reits dividend which is much more safer than those trust.
