" btw about that Bobby article, clearly he has never read the IPO Prospectus.  Financials and valuation of each hotel is detailed in the IPO propectus.  RevPAR number is everywhere, you can' t miss it.    And no, hotel reits are not valued by " cap rate" .  " Never was interested in his REIT book anyway. Mahy copies left unsold in Popular.  If one can say no valuation numbers in the IPO, you can be sure this person knows nuts.

Compard to ARA or other company, their name is not as well known, I guess........ Look at PREH and HPH, well known major shareholders, but price still dropped a lot........ same for thomas medical.....etc etc.....

>   they will sell off their shares when they need funds to buy more hotels no they need the money to return to their own PE investors, which are mainland/Taiwan/HK Chinese and Chinese immigrants in US.  The amount they sold the 6 hotels for amount to 2xxmil, about the same amount they put in for the EHT IPO shares (280mil?).  in another words technically, (I said this before), it' s almost like they get paid by EHT shares for the hotels they sold.  For the Yuans, they themselves have no money, they borrowed from their PE investors proimsing at least 8% returns.  So they need the cash to return to their investors.  They cannot hold the share.  PE investors expects immediate cash return once the assets are sold.  So Yuans have to sell.  And since they bought the hotels at crisis level, presumably made 100% profit, they can sell at 40c and still not maknig loss. More over, there are LOTS of married trades.  As I said before, MARRIED trades are not real trades.  I' m sure there are stories behind.  Tax. Quasi margin calls. Friendly " holding for me" arrangements.  Derivative instrument. All these my speculations.  Q3 result at least shows there is nothig hideous on the financial performance of the hotels per se.  So it' s not " they know something we don' t" . Hmm,... it looks like their timing is ' too accurate' - when the prices were dropping, they quickly sold their portion of the units. If they needed to invest somewhere else, why did these SSH' s not sell earlier,... or even later ? Why did they run together with other unitholders ? Secondly,.. but this is old news,... there are not many takers for this IPO, and these SSHs had to come in to support it. If this IPO is deemed to be hot, I believed reputable cornerstones would just line-up to take their stakes. Ref Lendlease Global Commercial REIT recently,...

Good sound theory - possible and maybe likely given the nature of PE funds. Meaning there is nothing wrong per se with EHT. And they are legally well advised.

The possible answer I gathered : The substantial shareholders (SSH) helped to push the IPO ahead by investing substantially. Otherwise the money & effort EHT put into the IPO might not materialize if there were too few takers. The SSH agreed to it since they supplied 6 hotels to EHT & felt obligated. However after the launch, they will sell off their shares when they need funds to buy more hotels which is their core business under ASAP.  The money they put into EHT might be private equity funds. There was a recent property bought under ASAP hence the possibility. If ASAP can earn much more trading in hotel properties, the dividends & capital gains from EHT won' t be as attractive. They can even afford to sell their shares at a loss.

If the yield stays at 10 percent and above, I don?t mind buying this as part of a regular dividend reinvestment plan, including from other REITs and stocks. I like freehold REITs in general. Can pass onto nextgen. | ||||

I take my dividend in USD. The USD will help me diversify my currency holdings. I can also use this USD to buy more SG REITs with US-based assets and to subscribe to Rights and Pref Offerings from such REITs and hence, will not suffer conversion losses unecessarily. I can use the USDs in my travels. And finally,... the FD rate for the USD is higher than that for the SGD. I can put this USDs into FD if I don' t use them. |

if no fraud, it is a steal at this price.....I will buy more next week. But see first... Think this is a case where major shareholders are not well known............hence market not very confident with it. But looking at HPH, PREH where major shareholders are well known, share price also did not do well. Hence, this is not a factor to be less confident with it....
