Aroundtown is the property estate manager/sponsor like Ara , cromwell property or frasers property.
The reit from their stable will have different yield. |

That' s good, bro. At least we know we have one reliable bro keeping watch on the nitty gritty details of cromwell reit .hehe.  Sorry for confusing you. For 18 Jun, what i mean is end of June 2018. 1H18.  After reading through the disclosure again, i think the term " financial year" should be referring to financial period 1H FY18. The transaction was completed on 27 June 2018. So, 1H2018 ( Jan 2018 - June 2018 ) naturally will not included this asset and no contribution for dpu.  This is more logical  right ?  It was stated **if** they can collect 6 years of rental income ( after 2023) , then they will pay that earn-out bonus. Probably needed to secure this entire buy/rent deal. Expensive or not ? not sure, maybe the reit mgr think that it' s worth to cut that deal.      |

Hehe,... is that good or bad ? Too detailed, bro,...   Or is there another way to do it,... perhaps more effective then mine,...I' m ready to adapt,...Point 5 is raised by me. 1H18 should be the period from Jan 1, 2018 till June 30, 2018, right ? Why till June 18 only, bro ? JUne 27 is the completion date for the Astrea acquisition. Hence, I raised the question, why does the dpu contribution not start from July 2018 ? Why did the disclosures say that there is NO MATERIAL EFFECT from the Astrea acquisition for this financial year ????? Shouldn' t the dpu increase ? Finally,... 635k Euro is a lot of commission,...that' s my thoughts,... this will hit our dpu payout then,... in other REITs, when there is a lease renewal, what we are concerned abt,... most importantly,...is the rental reversion. Never have I heard of needing to pay out so much to another party....

Bro, you read their reports like taking yr exam.
Is point 5 written by you or you extracted from their reports? - i guess earn out event is like paying commission to the deal maker as the tenants continue to stay after 2023. - 1H18 is only up to june 18, not including august. Thats why i am asking your point 5. The contribution should coming in next quarter onwards. |

Yes, absolutey correct here,...need to monitor each and every acquisition by CEREIT from now on,.... As for the recent Ivrea acquisition,... following are some notable points that I could pick out :- 1) The Property is a freehold property which is leased to two tenants: Vodafone Italia (&ldquo Vodafone&rdquo ), the second largest mobile network operator in Italy by market share1 and La Direzione del Benessere, a fitness and wellness centre. 2) The Property is currently 100% let and the weighted average lease expiry is in excess of five years as at 23 April 2018. 3) The Property was independently valued by Colliers International Valuation UK LLP(&ldquo Colliers&rdquo ) (commissioned by CEREIT) at &euro 16.90 million (approximately S$27.35 million2) , as of 1 April 2018, using the income capitalisation method taking into account comparable market transactions. This has become the Purcahse Consideration, hence, CEREIT has acquired this property at par value, with NO dicsount whatsoever,... 4) CEREIT may pay (subject to certain allowable deductions) an additional consideration for the purchase of the Property upon occurrence of an earn-out event3. THis is the Earn-Out Event : There will be an earn-out amount plus applicable taxes (&ldquo Earn-out Amount&rdquo ) payable by CEREIT to Cerberus in cash for the purchase of the Property. The whole or part of the Earn-out Amount, capped at &euro 652,000, would only be payable if CEREIT is contractually entitled to receive rental income from the incumbent tenant over a period of up to six years immediately following the expiry of the current term of the relevant lease (being 30 April 2023), whether as a result of renewal or extension of the existing lease or events which have a similar economic effect as a renewal or extension of the lease. 5) The acquisition of the Property is not expected to have any material effect on the net tangible assets or the distributions per unit of CEREIT for the current financial year. I have just two questions :- a) Based upon the Earn-Out Event, does it mean CEREIT has  to pay a maximum of Euro 652k to Cerberus IF the tenant continues to stay at the property ?? HUH ??? What sort of a rationale is this ????? b) This property was completely acquited  in August this year,... WHY IS THERE NO Increase in our dpu payout ?

If you all remember, initially cromwell reit had included certain eastern europe assets. Somehow the response from the funds was not positive, so they pulled them off the package and relisted .
So bro laksaman is kind of right, we have to be aware of what they inject into the reit. |

I,.. somehow think,... it s not easy for CEREIT to breakout from this ' lockup' price range  of 0.57 to 0.60 ! It' s fallen again today. As for acquisition, it has recently acquired one property in Italy,... still no uplift in the unit price,...

Not only the dpu, you will get more profit if u sell yr shares (imagine you bought during euro 1.63 rate ).

Yes, if the Euro strengthens vs the SGD, in an absolute sense, the rental collected will be more in terms of the SGD, hence, more dpu for us. This model hsa been proven many times in the dpu payout of iREIT Global, where,... the dpu in Euro falls, BUT in SGD terms, the dpu rose,.... Look at the performance table in the recent quarterly Media Releases. What can cause the Euro to strengthen ? Increasing bank interest rates. But,... here, there is a gambit,... the increasing bank interest rate will raise the interest expense of the REIT.
