A crude way to estimate Oue' s dividend from its divestment amount. Oue Dt(office only): $908m dividend 13c. FY' 19 divestments of 3 ppties: $774m. Dividend: 774 divided by 908 x 13c= 11c. Oue pays dividends from the net profits it makes. This is a crude way to estimate since I could only get the profit for M. Mandarin. wyeo. |

Oue' s ordinary dividend is 3ct. They usually pay special dividend when they divest ppty at a profit. By this measure, my estimate of 7ct dividend has 4ct as special dividend which is abt. 26% of the $137m net profit for M. Mandarin on record. This does not take into acct. the net profits for Nassim & Oakwood. wyeo. |

They sold the Gemdale shares at HK91c. for HK578m when their aver. cost is abt. HK63c. Sgx reported their sale on 14Jan' 20. Together with the last 3 sales, they ' ve bumper sales. Hope dividend is as bumper too in the coming mid-Feb fy report as they hold 68+% of Oue. wyeo. |

Divestment of Mandarin Orchard: dividends 23c + 1 for 6 Oue Hosp.T shares. Divestment of Crowne .... Extension for $205m: dividend 5ct.. Divestment of Oue Dt.(Office only) for $908m.: dividend 13c. ' 19 divestments of 3 ppties: $774m. The net profit for M.Mandarin alone is 137m. Hope the dividend is at least 7ct which is only abt. 46% of 137m. Besides, Oue has just divested abt. 4% of Gemdale... for about $100m. Keep your fingers cross! wyeo. |

Net profit for M.Mandarin on record is 137m. My profit estimate for Oakwood is 85m based on its buy price of 870.5m(' 10), 53.1% Dtown office, bal.46.9% Oakw.& Dtown Gallery. & 10m for Nassim bungalow. It is a bumper yr & sh. easily pay 5c div. for fy' 19 just as it had for Crown Changi & Oue Bayfront. Having paid 1c, the remaining 4c at 1.55 gives yield of 2.58% from now to its payment in May' 20. This is abt. 6mth so the yield sh be abt. 5.2%. 4c dividend costs it only 4c x 902m = 36m & controlling shareholders own 68% of it. wyeo. |

I think when one put something up for sales in January, i believe they would like to sell it at the best price in the shortest duration.
By the way, read this in the report "In Los Angeles, vacancy continues to decline in 3Q 2019 to 13.4% with positive net absorption, with the market expected to continue to tighten.

Your meaning of value trap is not the usual meaning abt a co. wh. looks good but isn' t. This caused me to read the usual meaning to Oue wh. in my view isn' t true. ' you ' re losing y/s' & ' ' ve fallen in love with Oue' sound sarcastic to me. I appeal once again that we write strictly abt. its fundamentals or not without having to resort to such words when the fault is not fully mine. I never said oue is not making money as a company. I am saying by and large oue is not making money for investors, which is quite true to almost 80% of the shareholders. Read my sentence very carefully before you rubbish off any comments. You have fallen love with oue. I wish u best. |

Both noslen & TA_Expert are writing half-truths. If you scroll down further, you' ll find the latter is making wild allegations ' in denial' etc It is the same half-truths that noslen writes abt.his trading losses. He implicitly blames Oue but not h/s. I appeal to both once again to debate abt Oue' s fundamental or its future so that readers including m/s cd benefit, not s/t personal or history. lsk007 is writing nonsense. He is implying that Oue is not profitable even tho' it is deeply undervalued. Does he know that it is making hundreds of millions this yr. For ppty stocks, deeply undervalued, the qualities of its stocks etc. matter when it comes to the crunch. I' m tired of giving examples on this. When the market crashed, Cambridge Industr. as it was known then was trading at 70% discount. The quality of its bldings & location cannot be compared with Oue. They were HDB industrials. I asked my wife if she wd sell her HDB at such disc. No. I bought some Cambridge shs. Its sh. price doubled when the mkt recovered. wyeo. |

As what many members have mentioned many times before, do not take the comments seriously in the forum as everyone has his/her own hidden agenda. When one talks good things about a counter because he is long position while another person will talk down about it as he is in short position.
