different people value an object differently. i look at investment for this type of dividend producing. is how net cash can it produce, how stable and how long can it be produce. is the backer of the stock/reit strong as in financial crisis will it be able to renew the loan. like delisted saizen reits was credible in their asset but get into touble because no new money for renewal of their loan. |

It has nothing to do with HK protests. HPT is greatly affected by geopolitical events and stiff competition from China and Singapore ports.

HPT' s NAV as at 30 Jun 2019 was HK$2.88 ~ US$0.36794. At current price, it is trading at huge discount to its NAV, almost half. |

HPT was listed at US$1.01 in 2011. Based on approximate exchange rate of USDSGD at that time was around S$1.22, your IPO purchase cost would be around S$1,220. If you hold on to the stock from 2011 to 2019, you have collected HK$2,795.40 based on 1 lot of shares. If I will to take an average exchange rate of HKDSGD over the period, you would have received S$490.42. Compounded yield would be 40.20%. Due to the depressed share price, you will make a loss of $1,220 - $490.42 = S$729.58, ~ 59.8%. However, if you buying the stock now in such a depressed prcice and HPT continues its dividend policy, you may be able to gain. |
